3673SQM OF AWESOME OPPORTUNITY!

Set on 3673sqm of prime Kelmscott real estate, this has to be the best hills home opportunity ever! For starters, let's focus on what's important. We've got a lot of space; the land is zoned R15/25 which means you DO have subdivision potential. And whilst you have subdivision potential you also have the potential to sit on this property for years and years and enjoy having serious space in your back yard, something that is getting rarer as time goes by.

The block is relatively flat. Not flat but certainly very accessible and very easy to work with. It's about as flat as you'll get in the hills. The block has approximately 45 metres of frontage meaning that anything you do with it, in terms of subdivision would be quite straightforward with some street frontage blocks. When you have space, you have options!

INSIDE
The home was built in the 1960's there's plenty of living space in the family room, meals area and even the kitchen area is a good size, the bedrooms are also very reasonable with the master bedroom featuring built-in robes, bedroom two being large enough for big furniture and bedroom three big enough for a single bed or a study. The house does certainly need a bit of work, but it appears to be mostly cosmetic as the house hasn't been painted in 30 plus years.

OUTSIDE
The yard is in need of a little bit of pruning, make that a lot of a bit of pruning, or you could leave it just as it is and enjoy the shady atmosphere created by the well-established trees. There is a workshop too, it's of a good size and has power so you have options for storage and projects.

WHAT'S WITH THE SUBDIVISION POTENTIAL
Well, I'm not a town planner so I'm not giving too much info on that. I don't know if you can retain and build, or what you might do here. It's Zoned R10/25. So, basically, at R25 you can subdivide a block this large. Really subdivide it, not just one or two blocks. Can you do it on this property? Check it out for yourself, by calling The City of Armadale, or a reputable town planning company. All I will say is that its good news for the long-term value of your property and if you're smart you will check it out!

WHERE IT IS
It's also close to public transport so you can get around easily. It's close to the bus stop and it's on the doorstep of Roleystone and Kelmscott. To the left, you have easy access to the Kelmscott town centre with shopping centres, medical services and more. To the right, you have Roleystone with fantastic restaurants, cafés, and specialty stores in the Roleystone town centre. It's a fantastic place to call home or it's a fantastic potential opportunity to subdivide to make it home for a whole bunch of people. This really is an extraordinary place!

Kelmscott overview

Kelmscott is a mixed-use residential, industrial, rural and commercial suburb located 25 kilometres southeast of Perth. The suburb was one of the very early towns established in the Swan River Colony and was named after Kelmscott, Oxfordshire, the birthplace of the first Anglican clergyman in the colony, Thomas Hobbes Scott (1783–1860). Established in 1830, Kelmscott's most rapid growth period was in the 1960s and 1970s.
