This property is offered in 'as is where is' condition.
In all honesty the location is wonderful, only a few steps from Lambertia Creek and the Canning River Reserve and the block size of 688m is great and there is a wide frontage leading to rear access (like a double driveway) but the building has been sadly let go.
The bones of the main house appear quite sound and it could easily be retained with some renovation and restoration however the rest is pretty rugged.
An enclosed patio covers the rear of the building and an add on games room/sleep out is accessed through the laundry but the walls and floors are stained , gutters rusted and gardens overgrown.
Roll up your sleeves and get stuck in with hammer and brush to bring it back to glory or bring on the bulldozer and build your dream home in an idyllic location.

My vote goes to the dynamite!
