BRILLIANT LOCATION AND PRISTINE IN EVERY REGARD

With the front garden in full spring bloom, this home presents superbly.
Stylish in every regard with extra thought and quality built into every aspect.
Light textured rendered brick front with monument Colorbond roof and face brick to the sides.
The front deck of approximately 36sqm is framed by limestone retaining walls with spring flowers framing the perimeter.
An entrance portico with intercom offers sheltered access to the entrance hall where an office immediately stage left has views over the front deck and garden.
With a wide hallway to the rear of the house the homework station fits naturally to one side complete with solid oak top and bookcase as with the generous linen cupboard with motion activated internal light.
The open plan kitchen/living/dining area sits resplendently with its prized northern aspect at the back of the house and transitions seamlessly to the alfresco area overlooking the floodlit bushland reserve behind.
Raked ceilings give a feeling of space and light whilst the island bench creates a visual separation from the kitchen to the dining area. The island bench with light coloured Caesar stone benchtop houses a twin bowl sink, white Bosch dishwasher, with all cabinetry soft closing.
Stainless steel 700mm Blanco gas hot plates, 750mm Blanco electric oven and space age designer Elice exhaust fan are all set in front of a feature Italian tile design splashback. There is a wide fridge access and a large walk-in pantry.
There is a separate TV area with shutters to the rear yard with bushland outlook which is almost entertainment in itself when Bruce the resident magpie comes to visit....'Bruce' lets himself in as he pleases!
The lounge area once again looks out over the bush to the rear.
Approximately 30sqm of alfresco rear deck sits under the main roof and is sheltered to the sides by quality Bozzy crank operated roller blinds. (The spa, whilst not included in the sale sits in this area). A bayonet gas point on the back deck can service either a heater or BBQ.
The master suite with recessed ceiling and feature lighting and wall mounted panel heating is a masterpiece in itself. Extra thought has gone into hiding the TV wiring in the walk in robe, a designer fan sitting within the recessed area would look equally in place on an aeroplane!
The walk in wardrobe with motion activated light has every added feature like swing out and down hanging rails, two pull out trouser hangers, two level pull out shoe racks and eight heavy duty soft closing drawers.
The en-suite has been plumbed for a double head shower rose (one fitted), has a long stainless steel draining gutter, twin semi recessed ceramic vanity units with separate mirrors and a separate WC.
Both bathrooms, WC and laundry have floor to ceiling 300x600mm rectified edge tiles.
The second bedroom which is oversized has full length mirrors on the double built in wardrobe sliding doors and could well be set up as a bedroom/retreat given its generous proportions.
Bedroom three, currently with a double bed could easily house a queen size bed and also has two full length mirrors on the built-in wardrobe sliding doors.
All bedrooms and the study have quality New Zealand wool carpets.
The family bathroom once again has a semi recessed ceramic vanity unit with feature LED lighting over the vanity area and a large shower recess with the same quality tapware in keeping with the level of quality fittings throughout the entire house. Even the separate WC has a soft close seat.
Laundry area has a Metro ceramic tub built into a generous cabinet with ample storage.
The hall and living area floors are graced with 600x600mm rectified edge terrazzo look Italian tiles.
The garage is oversized with built-in overhead cupboards and a roller door access to the rear yard.
There is a Volta ducted vacuum system installed, LED ceiling lighting throughout, Panasonic split system reverse cycle air conditioning system in the living area, solar hot water system with Rheem 27 continuous flow booster hot water system (very low gas consumption), solar panels with SMA Inverter and 3 x phase power connection (possible future electric car fast charger).
There are Boardwalk plantation shutters throughout the house, symphony ceiling cornices, additional power points strategically located both inside and out, paving and lockable gates down both sides of the house.
The block at the prized northern perimeter of town is elevated to the road with a 447sqm area. It is fully retained with a 14.9m frontage to the street and 14.9m bushland frontage at the rear and a 30m depth.
Nothing here is left to chance - everything has been carefully thought out with pleasant surprises at every glance.

Dunsborough overview

The townsite of Dunsborough is located on the coast, 12 kilometres southeast of Cape Naturaliste and approximately 19 kilometres of Busselton. It was gazetted as a Townsite in 1879, but land for a townsite was set aside here in the late 1830's, and there is a recorded whale fishery at "Dunsbro" in 1850.

Dunsborough is located adjacent to Dunn Bay from which it derives its name. The bay is believed to have been named by Governor James Stirling , March 1830, whilst on the "Eagle" carrying out a survey of Geographe Bay. It is named after Captain Richard Dalling Dunn, under whom Stirling served on the "Hibernia"120 and the "Armide"38 in 1810-1811 (Stirling named a number of features in Western Australia after naval officers under whom he served or was associated with) When Dunsborough first appeared on a map in 1839 it was spelt "Dunnsbro" but the extra n appears to have disappeared by 1850, and the spelling of "bro" was amended to "borough"when the name was gazetted in 1879.
