THE MARKETING CAMPAIGN FOR THIS PROPERTY ATTRACTED-
MULTIPLE INSPECTIONS

MULTIPLE BUYERS WHO MISSED OUT
"YOU'LL BE GLAD YOU CALLED BRAD"

Ray White & Bradley McBeath are proud to present this exciting opportunity that will suit a wide range of buyers.

This property would be a perfect first step on to the property ladder, or would make an astute investment with great future potential.

On offer is a rock solid, brick & tile home which was built in 1969, it is located on a HUGE 824m2 block of land.

Block dimensions
Frontage - 24.2 metres
Length - 35.2 m (West boundary) 33.1m (East boundary)
Rear boundary - 24.1 metres

The positioning of the existing home should allow the front home to be retained & another could be built in the back yard (or you could simply sell the back block to reduce the mortgage).
Alternatively, with the removal of the existing building, two street front lots, each with a 12.1 metre frontage & each with a land size of approx. 412m2 could be created.

If parking space is high on your must have list, look no further as you can fit the biggest of caravans out the front plus still park multiple cars.
The drive through access, through the lockable gates to the HUGE back yard presents the opportunity for those who would like to build a home workshop.

Question - Where else North Of The River, less than 14km's from the CBD can you buy a brick & tile home on a subdiveadable 824m2 block of land for this price?
Answer - NOWHERE!

The home was recently rented out at $350 per week, we believe without spending a cent you could achieve at least this amount if not more in the current rental enviroment.

One of the things the current owners love about this location is sitting on the verandah in the afternoon & listening to all of the birds in the trees across the road in the nature reserve.

Another enjoyable aspect of this home is the HUGE back patio which could host the biggest of parties.
The back yard could be viewed as a blank canvas, it does have a couple of lovely shady trees which provide plenty of cool shade in the warmer months.

Lockridge overview

The suburb of Lockridge derives its name from a Swan valley property owned by the Hamersley family. The Hamersley's, a prominent colonial family owned a number of properties, and resided at Pyrton in what is now Eden Hill. Part of the Lockridge land became Pyrton Estate which the government developed for soldier settlement in the 1920's. The residential development in Lockridge was commenced by the State Housing Commission in 1969 when it purchased 240 acres for the purpose.
