Renovators, mechanics, hills lovers - can you help me!? I'm a house that not so long ago used to be beautiful but over the last few years, I have fallen into a bit of a ......state. But I am located on a superb block that is almost 1500 sqm! I am in a beautiful location near the very best parks in the area so I have a ton of potential. But best of all, you should see my workshop! Its AMAZING - especially if you work on cars. How about give the agent a call and come and see - by appointment - as I must be sold. Really, really soon.

OK its true. This "used to be lovely" 3 bedroom with 2 bathroom PLUS study home on 1500 sqm block, has so much potential and at this price you can afford to do whatever your heart desires to put it back. It last sold not that long ago for mid 500's so you can spend 70 to 80 grand and be sure you are still in the zone. The house itself is fully rendered, has a new looking solar HWS, a partially renovated laundry, partially renovated en-suite, roller shutters, a massive covered deck with an "outdoor kitchen" and dual dishwasher, and a separate driveway leading to one of the best mechanics workshops you will see complete with two more garages off to the side and all joined up internally. The workshop used to house a hoist so its a good car workshop to say the least!

In the house, all bedrooms are double sized and the master bedroom has large walk in robe that has a custom fit-out! And that is ...about....well ...it. The rest is work.

It urgently needs a new kitchen, new bathroom, new paint and some doors. The carpets good, I would probably change the floors too. But really what it needs is a heck of a good tidy up outside as the house it USED to be is still there - just hidden. To be clear - its not structurally trashed - its just ...very neglected. It can all be put back again - and when done, this will be a good home with a superb garden and workshop in a fantastic area.

My best advice to you - Google this place and see what it was before, or better still, come and see it and I will show you the photos - you will understand what is on offer here and maybe you will be happy to take it on. If you are not afraid of a bit of work and want to cash in on a hot market where properties are selling quickly off market - then you will understand what you are looking at right here and that is ....

Call me, come and see it and lets talk potential!

THIS IS NOT A BANK SALE and it was not tenanted - but it will be sold as is, where is - all offers will be submitted by the 28th of August unless sold prior.

Lesmurdie overview

Like Kalamunda, the development of the "Lesmurdie" area is closely tied to the exploitation of the Jarrah forest in the region by the Canning Jarrah Timber Company Ltd. In 1897, Mr Archibald Sanderson, a Perth journalist commenced the acquisition of a number of these properties, with a view to building up a "rural retreat" and he named his property "Lesmurdie". Lesmurdie Cottage was a shooting-box in Banffshire, Scotland, near Dufftown and was let to Mr Sanderson's father for shooting. It was in memory of this cottage that Sanderson applied the name to his property.
