Lifestyle - Horse Facility - Approx. 217 acres

We are excited to bring to the market 398 Old Mandurah Road, Ravenswood. In its heyday it was referred to as the Old Sarum Pacing Lodge, which was set up for training and agisting pacers and trotters.
It is being sold as Offers Invited over $1.85mil - Offers Close 4pm Wednesday 10th November 2021.

In summary the main points include:
• Approx 87.83ha (approx 217acres)
• Almost 2.5km of tranquil river frontage
• Includes homestead & 2 caretaker houses
• Has stables, paddocks & workshop/shed
• Large sand training track
• 'A diamond in the rough'

The property is approx. 87.8365ha (approx. 217 acres) that has around 2.5kms of Murray River on a large portion of its outer boundary providing a picturesque serenity to this very large property.

Due to its 'past life' as a training and agistment facility for pacers and trotters there is a lot of infrastructure that would have cost plenty, eg; 3 x residences, a donga/cottage, many horse shelter sheds, large paddocks, smaller fenced yards, etc. Unfortunately since those heady days there has been minimal maintenance done in more recent years, so there are some paddocks and fences in various states of disrepair and the residences would certainly need some basic repair or maintenance.

Even though there needs to be some money spent around the property, I think upon inspection you will see the property has 'good bones' via its extensive infrastructure and we realise it may suit an equine loving person or it may just be more of an open field, lifestyle property with it's greatest feature being the almost 2.5km of serene Murray River Waterfront.

We have been advised by the Murray Shire that due to the large easements for the overhead powerlines and the underground water pipeline that the likelihood of a subdivision is unlikely therefore a buyer should consider being more focused on it being a lifestyle property that is in close proximity to the freeway and the larger towns of Mandurah and Pinjarra and having the serenity of the approx. 2.5kms of Murray River surrounding much of the property.

So when assessing the property you will likely want to spend some funds to change it to your desire but at the end of the day your investment is underpinned by being on 217 acres in close proximity to all services, the Forrest Freeway and it has the basic infrastructure to make this a highly desirable property for lifestyle and pleasure.

if this is what you want and can afford please make an appointment for an inspection as once it is gone the opportunity is missed.

Ravenswood overview

The townsite of Ravenswood is located in the south west region, 83 km south of Perth and 8 km south east of Mandurah. It is located on a bend in the Murray River, and was originally the name of a property taken up in this area by Adam Armstrong in the 1840's. Armstrong's property was known as "Ravenswood Farm". Ravenswood was known as a locality as early as 1895, and following private subdivision in the area in the 1960's the Shire of Murray requested the declaration of a townsite. The townsite of Ravenswood was gazetted in 1970.
