HEAVEN IN THE HILLS

Ascending from the hillside through ancient native trees - a truly significant estate sits cradled between valley & scarp. Organically melding with the raw, natural landscape surrounds as if always a part of the panorama. Boasting unparalleled views across the plain to the Yunderup's, estuary and Dawesville cut on the horizon - this is genuinely a once-in-a-lifetime position in the Darling Range escarpment. Don't miss this chance to secure what is unarguably one of the most sensational lifestyle acreage properties to become available to the market…
THE MAIN RESIDENCE:
Recently completed in 2020, carefully designed and crafted using local materials and commendable conception - the double storey home constructed here is, despite its commanding size, a living part of the scarp from which it grew. Etched in it's ultimate place, with a stunning elevated vantage overlooking the entire 10 acre parcel of land, this strikingly grand residence soars above the gardens below, whilst organically blending in with the natural colours and shadings of the landscape. Spanning some 427sqm under the roof - no ambitions were spared in building a generous family home, appointed with the finest of finishes, but with complete consideration for the finished result.
* Build Area - 427sqm
* Floor Area - 281sqm
* Verandah/Deck - 146.06sqm
* Water Tanks - 150,000L + 110,000L + 20,000L

FIRST FLOOR:
Upon entering and being immediately drawn towards the light - to an expansive open-planned living area featuring the stunning stone-clad fireplace, spills out through stackable glass doors to the 3.6m balcony deck, offering ample entertaining space.
The warmth of the hybrid timber plank flooring lifts your focus towards the kitchen, and what a masterpiece it is. Designed with family living in mind having conversations over the L-shaped timber benchtop sourced locally and fashioned from a single tuart tree. The adjoining dining space continues the lines, with a soaring cathedral ceiling from the kitchen out to the decked verandah which is suitably gabled and timber lined.
* 2 King-sized bedrooms
* Bathroom with claw-foot bath tub and shower
* Theatre room with double doors, auto cinema screen, recessed projector
* Living room featuring El Dorado stone-clad fireplace (900mm firebox), Egyptian Slate lower mantle
* Kitchen fit for any chef - double fan forced ovens, 5 burner induction cooktop, dishwasher and incredible under-stair pantry storage.
* Solar 5kW inverter from 24 panels
* 270L Heat pump hot water
* 2 x Ducted A/C - one for each floor

SECOND FLOOR:
Accessed via the gorgeous wrought-iron and Tuart timber staircase the second floor is designed to relieve the soul as you arrive home, or conversely so that you can work from home in the dedicated study (or guest bedroom) at the top of the landing.
The principal accommodation on this upper floor is completely akin to a five-star luxury retreat, beginning with the ensuite - floor to ceiling tiles within a double-walkthrough rain shower and a further two wall-mounted shower heads. Stunning stone tiled wall with rustic farmhouse mirror above the floating double vanity completes this soothingly sensual space.
The main bedroom itself is suitably enormous with enough room to enjoy your very own lounge beside the electric log fireplace or out on the upper deck balcony - the highest point on the property, adorned with more timber lined ceilings above and a spa bath to soak in while you count the stars.

LANDSCAPE GARDEN:
Utilising every drop of water from the heavens, channeling run-off above ground and seeping wells below the rich loamy earth, while harnessing renewable energies and responsible construction - stones have been unturned after millions of years, being brought to new life and purpose in the formation of this breathtaking landscaped garden. A top filtration pond spills over and flows along the babbling brook, trickling down to the crystal-clear dam. Serviced by two pumps, one being solar, using rainwater and run-off, this is sustainable and responsible design at it's best. Take my word for it - or ask the frogs if you can get a word in!
Grassy playspace is edged with re-purposed timber, railway sleepers and more stones to form firepits and seating nooks surrounded by flowering garden beds - the epitome of countryside character is celebrated everywhere you look, and the parties or events you could host here with loved ones - will be worthy of the history books.

WORKSHOP:
Every farm needs a decent workshop, and this little farm delivers on this count as well. 7m X 12m 3 phase powered with high clearance double rollers, you'll have space for multiple cars or toys, with a storage room and working bench area to boot.
SHED/STUDIO:
For those wanting more accommodation than the main residence, the 12m X 12m shed with it's own separate driveway access and carport has been cleverly converted to provide the perfect guest accommodation if required. Complete with 3 bedrooms and fully self-contained amenities. Very handy for those who hold workshops, artists or musicians.
THE LAND:
Separated into paddocks with fencing in excellent condition, there's a couple of sheep who live here. They will agree they're spoiled with their very own shelter shed with automatic water.
Two seepage bores provide ground water and the large dam at the front nearest the road - supply water for the stock and the garden reticulation which covers a broad area of beds and the orchard.

Over more than a decade of perfective planning, time was no object in getting every aspect, material, and concept precise - an endearing dedication by the owners in ensuring the legacy of their creation is celebrated for generations to come. And - where time is the measure of wealth, the incredible lifestyle afforded here for you & your loved ones - you'll surely find, is something that's simply priceless!

North Dandalup overview

The townsite of North Dandalup is located in the south west, 71 km south of Perth and 16 km north east of Pinjarra. It is located adjacent to the North Dandalup River, from which it derives its name. Dandalup is an Aboriginal name, having been shown on maps of the area since 1835. The meaning of the name is not known.

The townsite is situated on the South Western Railway, and North Dandalup was included as a stopping place in timetables of 1894. Land around the siding was privately owned and subdivided, but a schoolsite was set aside in 1899, and a hall and recreation ground in 1915. In 1932 the North Dandalup Prescribed Area was declared, and then in 1972 the area was gazetted a townsite.
