Families take note! Value packed to the brim this fantastic family hills package ticks all the boxes with an attractive price tag. Tucked away in a quaint and leafy cul-de-sac within walking distance to bus stops, Lesmurdie High School, Mazenod College and St Brigids College, this is an exceptional opportunity that combines convenience with family sized value.

Home to the current seller for the past 30 plus years, it has been meticulously cared for and created many beautiful family memories. Its generous living size is what sets this home apart from its competition, with two separate sprawling living rooms including a large lounge with a funky retro built-bar and an updated open plan kitchen, dining and family room perfect for large scale family entertaining. Both living rooms although separate, interconnect and flow seamlessly to the courtyard gabled patio.
Conveniently located at the front of the home is a good size master bedroom with updated ensuite and walk-in robes, whilst the remaining three additional bedrooms all feature built-in robes and ceiling fans and share a modern main bathroom with spa bath.

A gigantic 38.3m frontage provides this near half acre (1923m2) lot easy side access to a large shed / caravan port and scope for a potential granny flat (subject to planning approvals). And what hills family package wouldn't be complete without a large lawn area for the kids and the quintessential pool which is beautifully tucked away for maximum privacy.

Make no mistake this is the opportunity you've been waiting for, contact Ben Ciocca or David Farrant to organise your prompt inspection.

Lesmurdie overview

Like Kalamunda, the development of the "Lesmurdie" area is closely tied to the exploitation of the Jarrah forest in the region by the Canning Jarrah Timber Company Ltd. In 1897, Mr Archibald Sanderson, a Perth journalist commenced the acquisition of a number of these properties, with a view to building up a "rural retreat" and he named his property "Lesmurdie". Lesmurdie Cottage was a shooting-box in Banffshire, Scotland, near Dufftown and was let to Mr Sanderson's father for shooting. It was in memory of this cottage that Sanderson applied the name to his property.

Life in Lesmurdie
