Genuine retain and build opportunity on corner block (722sqm R20/R40)

These are the long term investment opportunities that you look for. This extremely neat and tidy home has been absolutely loved and looked after by the current owner and is just ready for a new owner to either move into or add to the property portfolio. Don't be turned off by the 2 bedroom setup as the property actually boasts more living space than many of the 3 bedroom homes in the area.
The rental return on this one should still be in excess of $400pw which should cover most the mortgage and allow you to focus on the potential sub-division.
Th corner site allows access to the side block with its own street frontage and minimal work should be required to get another block out of this one while retaining the current home.
The R20/R40 zoning means the 722sqm block is also big enough to potentially put 3 street front properties if that's your choice.
The location is absolutely perfect being only 150m to the Coles shopping centre and all the other eateries and variety stores that Hawaiians Forrestfield has to offer.

The 2 bedroom home consists of 2 large living space, laundry, bathroom, plenty of storage, double garage, security and air conditioning. The home is also slightly elevated giving it a lovely outlook over the gardens and street.
As always if your buying this property for sub-division its suggested you contact your surveyor and the City of Kalamunda to make sure you can do everything your want to do. City of Kalamunda 92579999
This cute home in a desirable location is sure to move fast so contact Glen Newland on 0433657895 for your immediate inspection.

Forrestfield overview

Forrestfield is a suburb of the City of kalamunda and is 15 kilometres of the south-east of Perth. Local folklore suggests that the name comes from Charles Hale who settled here in 1902 and planted a crop amongst the trees. A neighbour referred to him wanting a forest and a field at the same time and the name was later applied to the area. A Forrest Field Progress Association was formed as early as 1927 and the name is shown on plans as Forrestfield for 1944.

Life in Forrestfield
