DARE TO DREAM!

This solid 1968-built 3 bedroom 1 bathroom home is to be sold “as is”, but enjoys exciting R30 zoning and has the potential to be demolished to make way for two brand-new dwellings in a wonderful street that is full of quality new builds.

The spacious 728sqm (approx.) block that it so comfortably sits on boasts a generous 18.1m (approx.) frontage in what can only be described as a fantastic coastal location. There is also no better time to build a brand-new residence than right now, as prospective buyers are able to take full advantage of the $10,000 First Home Owner Grant (FHOG), the $20,000 State Government’s “Building Bonus Package” or the $25,000 Federal Government’s HomeBuilder Package – the latter two before the end of the year. There is even the possibility of being eligible for all three, with the total of the grants equating to $69,000 – up from $55,000 – if you include the further $14,000 first-home buyer stamp-duty concession as part of the FHOG.

The property is enviable nestled virtually opposite the sprawling Hamersley Public Golf Course and finds itself perched within easy walking distance of the expansive Charles Riley Memorial Reserve playing fields and sporting facilities, the majestic “Class A” Star Swamp Bushland Reserve, North Beach Primary School, North Beach Shopping Centre, cafes, restaurants and a stretch of gorgeous beaches along the popular West Coast Drive strip. This is what dreams are made of – now it’s up to you to make things a reality!

North Beach overview

The name North Beach began as a descriptive name, derived from the suburb being at the time the most northerly of Perth's beaches. It was assigned in 1888 when surveyor Charles Crossland referred to the pastoral leases of Samuel Richard Hamersley as his "north beach coastal run". The suburb was originally set aside as a timber reserve in the 1860s and then as a quarantine area for camels entering in the 1890s. A number of orchards operated in the area with the only evidence that remains today an old olive tree on Hope Street.

Life in North Beach

Residential styles in North Beach include a mix of holiday dwellings from before and after World War II, some former workers' houses, and modern dwellings. As a residential suburb, North Beach has small shopping areas on the coast and at Flora Terrace and Castle Street which offer basic commercial services. The suburb features a tennis club and has two primary schools - North Beach Primary School and Our Lady of Grace School.
