Twenty-nine years ago, the owners wanted to invest ‘in a beautiful part of the world’ and found a ‘house with a lot of potential in a fantastic location’. Now with very mixed feelings they are passing the baton and essentially creating an opportunity for another astute investor to claim their own stake in this superb property in a prime location.
The cottage is perfectly positioned just approx. 700m from the shops and town centre; an ideal distance to be sheltered from the hustle and bustle of peak time but close enough to walk in for your morning coffee; or stroll home from the restaurants and wine bars in the evening.
In this era of ever diminishing block sizes the 809m2 offers plenty of space for further development down the track and / or a large shed. With beautiful peppermints and other trees providing a leafy canopy that abounds in bird life and creates a calm and peaceful feel.
The cottage as it stands is in excellent condition with a causal country holiday vibe; renovated appealing kitchen and 2 bedrooms 1 bathroom in the main house. A verandah along the length of the house provides shade and shelter and looks into the lovely shady front gardens. A large studio at the back comprises spacious bedroom space and toilet. A hot & cold garden shower ticks the ablution boxes.
With newly sealed driveway; extra height carport for caravan or boat and large gabled pergola for alfresco living and dining there is nothing lacking.
An early morning highlight is the birdsong that heralds in a new day and the easy walk (approx. 200m) to the shimmering sands and turquoise waters of the bay for your morning walk.
In the late afternoon the rear patio is a beautiful place to sit gazing out over the beautiful parkland setting of the rear yard and the dappled light through the trees. The large sheltered patio will ensure every barbie is a roaring success.

The townsite of Dunsborough is located on the coast, 12 kilometres southeast of Cape Naturaliste and approximately 19 kilometres of Busselton. It was gazetted as a Townsite in 1879, but land for a townsite was set aside here in the late 1830's, and there is a recorded whale fishery at "Dunsbro" in 1850.
Dunsborough is located adjacent to Dunn Bay from which it derives its name. The bay is believed to have been named by Governor James Stirling , March 1830, whilst on the "Eagle" carrying out a survey of Geographe Bay. It is named after Captain Richard Dalling Dunn, under whom Stirling served on the "Hibernia"120 and the "Armide"38 in 1810-1811 (Stirling named a number of features in Western Australia after naval officers under whom he served or was associated with) When Dunsborough first appeared on a map in 1839 it was spelt "Dunnsbro" but the extra n appears to have disappeared by 1850, and the spelling of "bro" was amended to "borough"when the name was gazetted in 1879.
