TWO UNITS OR ONE GIANT HOUSE

**Sold**

Rarer than Hens Teeth is this CUSTOM DESIGNED two-storey, three level home. Currently laid out as two huge 2 bedrooms units this could be converted into a giant home.

The many possibilities include:

* INVESTMENT - Rent out two units with the better security of splitting your rental income. Even if one is vacant temporarily the other is still earning rent. This could be almost positively geared with the current low interest rates, but always get your own financial advice.

* INVESTMENT AND LIVE IN - Rent out one unit and live in the other. You get to pick which one to live in plus the rent from the other will be a handy income.

* HOME AND FLAT - Live in one half and have parents, teenage children or visitors in the other half.

* HOME AND B&B - Live in one half and make the other a B&B or holiday home, subject to council approval. This could be a real earner.

* GIANT HOME - The two units are connected and its possible to remove some common walls to create a giant home. Just get engineers advice first.

The many features include:

* Great location with metro area glimpses and twinkling lights from the top floor.
* All Bedrooms have a tree top view, some metro area glimpses.
* All living areas have a bush outlook.
* Timber Decking with wonderful bush outlook from lower floor.
* Big living rooms with separate zones in each unit.
* Big bedrooms with high raking ceilings that make them feel extra spacious. One bedroom has a balcony.
* Three bedrooms have large walk-in robes, the other has built-in robes.
* Two separate garages plus 3 open bays, all paved. A second gravel driveway is mostly done to the lower block and allows lots of extra parking.
* Fully repainted inside.
* Brand new carpets.
* Two kitchens, one renovated.

Lesmurdie overview

Like Kalamunda, the development of the "Lesmurdie" area is closely tied to the exploitation of the Jarrah forest in the region by the Canning Jarrah Timber Company Ltd. In 1897, Mr Archibald Sanderson, a Perth journalist commenced the acquisition of a number of these properties, with a view to building up a "rural retreat" and he named his property "Lesmurdie". Lesmurdie Cottage was a shooting-box in Banffshire, Scotland, near Dufftown and was let to Mr Sanderson's father for shooting. It was in memory of this cottage that Sanderson applied the name to his property.

Life in Lesmurdie

The suburb has two shopping centres in the area including Lesmurdie Village on Sanderson Road and the Lesmurdie Road Shopping Centre on the corner of Rooth Rd and Lesmurdie Rd.
