Beyond the private courtyard, communal gardens and green corridors create a genuine sense of space and connection to the natural environment.

The open-plan living zone forms the heart of the home, anchored by warm bamboo style flooring that extends throughout the main areas. Stone benchtops, a Belling electric wall oven and induction cooktop, and a corner pantry make the kitchen both practical and inviting. Three separate access points connect the living space to a paved courtyard, where light filters through and views extend across the communal green spine running through the estate.

Ducted reverse-cycle air conditioning maintains comfort year-round, while the dual-aspect glazing and thoughtful orientation maintain a strong visual connection to the seasons. The colour palette is deliberately neutral, allowing incoming residents to layer in their own personality without needing to renovate.

The principal bedroom occupies the front of the plan, offering genuine retreat from the social zones. A large east-facing window is illuminated with morning light, a walk-in wardrobe provides ample storage, and the ensuite features a walk-in shower designed with accessibility in mind. It's a space that encourages slow mornings and unhurried starts to the day.

Two additional queensize bedrooms sit towards the rear of the floor plan, both fitted with built-in robes, one with direct ensuite access. This separation creates privacy for both residents and guests, whether you're hosting visiting family or friends staying for an extended period. The walk-through laundry, centrally positioned yet discreetly tucked away, keeps household operations running smoothly.

A double garage with remote access and additional storage space opens directly into the home, making the transition from car to home effortless. The 3 kW solar system and heat-pump hot water system offsets operating costs and supports a more sustainable approach to daily living.

Hilltop Grove delivers more than individual homes. The community facilities include a well-appointed recreation centre with kitchen, dining and entertaining spaces, a TV room, and gym equipment. At the rear of the complex, dedicated caravan parking means extended travel doesn't require complicated storage solutions. The central garden and established landscaping create a framework for casual neighbourly connection without imposing on private time.

The location bridges peaceful Hills living with genuine convenience. Mundaring Village sits just minutes away, offering cafes, shops and services for everyday needs. Walking trails and sporting facilities are within easy reach. Mundaring Weir and the Swan Valley make natural destinations for day trips. Midland CBD is 15 minutes by car, and Perth Airport is under 30 minutes via Great Eastern Highway. Lock-up-and-leave living becomes genuinely viable when you're part of a close-knit community where neighbours look out for each other.

This is downsizing that expands rather than contracts your lifestyle. The property offers refined, accessible design, genuine community amenities, and a Hills setting that doesn't sacrifice connection to the wider world.

Mundaring overview

Permanent settlement in Mundaring began in 1882-84 when Mr Peter Gugeri established a vineyard south of the Eastern Railway. The first railway siding at Mundaring was named after him and for some years the area was generally known as "Gugeris". A later settler, M H Jacoby, took over Gugeris' vineyards in 1893, and named the business the "Mundaring Vineyard Company". The name came from an Aboriginal camp situated nearby and the meaning given to Jacoby by the aborigines was "a high place on a high place". The correct pronunciation was "Mundahring" but common usage has gradually converted this to "Mundairing".
