Spacious Family Living in Every Sense of the Term!

Beyond a lush and leafy frontage in a commanding position lies this well-presented 4 bedroom 1 bathroom home on a massive 1,265sqm (approx.) block sitting only walking distance away from bus stops, sprawling neighbourhood parks with playgrounds, local community sporting facilities, shopping, St Brigid's College, Lesmurdie Primary School and Lesmurdie Senior High School.

Out front, a semi-circular dual driveway with two access points from Lesmurdie Road offers ample parking space, preceding a single lock-up garage where roller-door access to the rear eventually reveals a large powered workshop shed. A fantastic outdoor-patio entertaining area attached to the house splendidly overlooks a magnificent firepit courtyard, as well as a huge "blank canvas" of a backyard with lawns and heaps of room for a future swimming pool - if you are that way inclined.

Internally, a giant master bedroom is the pick of the sleeping quarters with its full-height mirrored built-in wardrobes and own air-conditioner. The nearby stylish bathroom caters for everybody's personal needs in the form of a shower and separate bathtub.

Double sliders off the entry allow you to step into a spacious front lounge room with feature character ceiling cornices, a ceiling fan and split-system air-conditioning. The adjacent kitchen and dining area is graced by low-maintenance timber-look flooring, as well as double sinks, a ceramic cooktop, an electric oven and direct access to the alfresco and beyond.
With the picturesque walking trails of Lesmurdie Falls National Park also just around the corner, there is no doubt that this tranquil location - and the residence it plays host to - will definitely impress you. There is so much for you to look forward to here, that's for sure!

Lesmurdie overview

Like Kalamunda, the development of the "Lesmurdie" area is closely tied to the exploitation of the Jarrah forest in the region by the Canning Jarrah Timber Company Ltd. In 1897, Mr Archibald Sanderson, a Perth journalist commenced the acquisition of a number of these properties, with a view to building up a "rural retreat" and he named his property "Lesmurdie". Lesmurdie Cottage was a shooting-box in Banffshire, Scotland, near Dufftown and was let to Mr Sanderson's father for shooting. It was in memory of this cottage that Sanderson applied the name to his property.

Life in Lesmurdie
