NATURAL BEAUTY

*** THIS PROPERTY IS CURRENTLY AVAILABLE FOR PRIVATE INSPECTIONS ***

This fabulous property is privately located within the landscape of the Leeuwin Naturaliste Ridge and provides the perfect scenario for those seeking a secluded lifestyle. Located on a quiet cul de sac and nestled amongst 3.49 hectares of beautiful south west bush and only 5 kms from the coast, be lulled to sleep by the distant sounds of rolling surf and wake up every morning to nothing but the sounds of birdlife.

The entrance driveway meanders through the bush and leads to the craftsman built rammed earth home that has been constructed with organic materials that compliment the natural surroundings. Charming pathways wind through the garden to the impressive bush pole entry statement that opens into a spacious living area with picture windows that stream with northern light. A central granite fireplace provides the ultimate focal point in this area and draws the eye through to the open country kitchen and dining area that are all framed with views of the surrounding gardens and bush.

Two bedrooms, two bathrooms and two WCs are all located downstairs with an impressive jarrah spiral staircase leading up to another bedroom, a mezzanine open living room and a timber balcony that overlooks the property and provides the perfect location to wind down after a hard day enjoying the serenity.

The home has been appointed with an abundance of timber and tastefully recycled fixtures and fittings - from jarrah cabinetry to impressively recycled oak and lead light doors. The northern orientation, rammed earth construction and tile flooring provides the ideal thermal mass combination for enhancement of internal climate control, with the fireplace, slow combustion stove and reverse cycle air conditioning providing convenient backup.

The living area downstairs leads out to a covered north facing alfresco area that merges with the garden and bush beyond. The understorey of bush has been well cleared around the home and a powered shed provide handy workshop space or parking for two cars. A 96,000 litre concrete rainwater tank supplies the home and a year round bore supplies water for the gardens. A separate pump at the rainwater tank is connected to fire hoses and a sprinkler system on the roof for fire protection.

You'll be able to escape the world to this charming property, as the location of this property is as idyllic as the lifestyle it offers - nestled on 3.49 hectares surrounded by native bush and situated half way between the townsite of Margaret River and the beach, adjacent to the golf club and close to world class wineries. Margaret River overview

The townsite of Margaret River is located in the south west agricultural area, 277 kilometres south southwest of Perth and 48 kilometres south southwest of Busselton. It is located on the Margaret River from which it derives its name. The precise origin of the naming of the river is not known, but it was possibly named by John Bussell in honour of Margaret Wyche, a friend in England who was expected to follow the Bussell's to Australia. The name is first shown on a map of the region published in 1839.

In 1910 the Margaret River Progress Association wrote to the Minister for Lands requesting a townsite be declared at "the Upper Margaret Bridge". The reason given was that "the district is likely to be dotted with public buildings several miles apart in the near future if a townsite is not made available shortly". The District Surveyor who inspected the area preferred an area near the lower bridge on Caves Road, but this land was not available. Lots were surveyed in 1912, and the Townsite of Margaret River gazetted in 1913. In 1918 the name of the townsite was changed to "Margaret", but it was changed back to Margaret River in 1927, due to local usage of the name always being Margaret River.
