The king sized bedroom and ensuite are situated off the living areas, with 2 queen sized bedrooms, 1 double sized bedroom and the main bathroom located to the west of the home.

Marri floorboards created from the blocks original vegetation, have been laid throughout the living area with a skillion roof providing plenty of natural light.
With a caesar stone bench top, ample storage and quality appliances, the kitchen will accommodate the budding chef whilst remaining within the hub of the entertaining/family precinct.
Your seasonal comfort is well catered for with zoned ducted air conditioning and a stainless steel tile fire positioned on a toughened glass platform. A 5KW Solar system with 12 solar panels assists with the power expenses.

Enjoy front row seats within your own private movie theatre room, with the projector, screen and speakers remaining institu and insulation to the roof and most walls, ensuring limited sound seepage.
Both the ensuite and main bathroom have under floor heating and heated towel rails for that touch of opulence.

Stepping onto the north facing verandah-alfresco area you will be enthralled with the views to the Darling ranges or enticed to have a dip in the salt water below ground pool.
The sealed driveway leads to the rear of the property with a 12m x 7m secured concrete floored shed with 3 phase power, 2 separate roller door entries, a personal door and security screens.
For added entertaining, on the cooler evenings, you will find a fire pit nestled on a bricked paved section out the back.

Roelands overview

The townsite of Roelands is located in the southwest agricultural region, 166 kilometres south of Perth and 20 kilometres east of Bunbury. It is named after a property of the same name granted to the Colony's first Surveyor General in 1830, John Septimus Roe. In 1893 when the railway line from Pinjarra to Picton Junction was opened, a railway station was established at Roelands, but named Collie, after the nearby Collie River. It was changed to Roelands in 1899, because it was confused with the new town in the coalfields (now Collie). In 1909 a school was established at Roelands, and in 1916 a private subdivision was undertaken surrounding the schoolsite. In 1963 the subdivision was gazetted a townsite at the request of the Shire of Harvey.
