LIGHT & BRIGHT, ENERGY EFFICIENT

Superb 4 bed 2 bath home in a sought after location adjacent to Yallingup Hills, architecturally designed with sustainability as its principal focus to ensure an optimally ambient and energy efficient home. The north facing orientation, skillion roof spans, large expanse of Low E glass and polished concrete flooring creates a ‘heat sink’ in the winter ensuring a beautifully temperate and light filled space even during the colder months. The orientation, high louvred windows for cross ventilation and Luxaflex Blockout blinds keep it crisply cool in summer.

Showcasing the natural elements of this beautiful rural residential location was all part of the brief and the huge North / East corner windows in the master bedroom capture perfectly the stunning sunrises that flood the sky with gold. The large picture windows in the main living area drink in the winter sun and offer beautiful views over the block and the tree tops beyond.

In addition the Owners stipulated that the property be as maintenance free as possible both in the choice of materials used and the design of the outdoor spaces.

The home features light filled open plan living spaces and a stunning all white sleek and streamlined kitchen with quality Smeg appliances, Asko dishwasher and generous island bench with Corian benchtop. A spacious separate activity/home theatre room is perfect for the movie buff or footy fan.

The bedrooms are spacious and the luxurious bathrooms sport Corian benchtops and seamless basins. The 4th bedroom can have dual application as home office and has been designed with separate entry and within close proximity to the second bathroom & WC.

This stunning abode boasts all the quality appointments and features you’d expect and possibly a few you may not anticipate. Full details will be provided by way of a comprehensive property brochure.

Equal importance has been placed on the outdoor spaces. The spacious and very private North facing outdoor entertaining area features a high end fridge panel and solid steel shade construction, positioned to ensure zero overlooking of the neighbours. The west facing courtyard is a beautiful place to watch the golden sunsets year round. The Owners greatly value their leisure time so ensured the native gardens needed next to no maintenance or water. An added bonus is the prolific bird and bee life they attract.

Quality dark post and rail fencing surrounds the whole 3.19 acres and quick growing boundary trees will soon provide additional property screening and privacy.

The beautiful parkland cleared setting offers greater peace of mind than heavier timbered lots and practical options for further development such as a tennis court. There is a huge dam in the vicinity which the neighbourhood community enjoys when just a quick dip supercedes the need to go to the beach. The area enjoys close proximity to Dunsborough and Yallingup town centres with all the amenities on offer; swimming or surf beaches; and close enough to almost smell the day’s freshly baked bread at Yallingup Woodfired Bread.

Quindalup overview

The townsite of Quindalup is located on Geographe Bay, 250 kilometres west southwest of Perth and 21 kilometres west of Busselton. The Quindalup area is the site of one of the state's earliest timber industries, and a timber mill was built here and timber exported through a jetty on the coast in the early 1860s. McGibbon and Yelverton used the name Quindalup in referring to their mill in the 1860s, and in the 1870s the government reserved land here. In 1899 a number of local fishermen in the area requested the Minister for Lands to subdivide the beachfront land. The Minister approved the subdivision, surveys of "working mens blocks" were made, and the townsite of Quindalup gazetted in 1899.

Quindalup is an Aboriginal name meaning "the place of quenda's". The Quenda is a small bandicoot common in the area.
