THE LURE OF A RIVERSIDE LIFESTYLE

If country life appeals and you’re looking for a manageable holding within easy commuting distance of the city, this extensive property will appeal.
It consists of a big Hardiplank and Colorbond home on 1.45ha of land, with a studio, sheds and workshops.
The Kalgan River is a short walk away and the property backs onto the Great Southern Grammar, so school runs could be a thing of the past.
All rooms in the home are well proportioned and living areas are sunny and inviting.
The main focus is an open family room and dining space, with the kitchen at one end. This has off-white cabinetry, a dishwasher, pantry and an island bench. Down a step from the family room is a sizeable lounge, and through glass doors at the side, a lovely, long deck.
Opposite the king-sized master bedroom is a shower room and laundry; near the three family bedrooms is a second bathroom with bath, shower, double vanity and toilet, and an office.
Ceramic floor tiles flow throughout the hall and main living area and the lounge and bedrooms are carpeted.
For artists, craftspeople or tradies, the impressive freestanding brick studio is a real bonus. With a kitchen, toilet, shower, wood fire and connection to power and water, it could be transformed into a terrific granny flat (subject to council approval).
That’s in addition to another long shed at the front, with two car bays and a sizeable workshop or storage area with power, and a separate lock-up shed beside that.
The land is grassy and flat with mature native trees at the boundary and a fenced paddock for grazing a few sheep. There’s plenty of scope for growing veggies, keeping chooks and planting an orchard, for the kids to run amok, or just for enjoying the peace and quiet of the countryside.
Bringing up the family with space and fresh air appeals to a growing number of families, and this property fits the bill without demanding too much work.
Fishing spots, bush walking tracks and water sports are close by, there’s a major supermarket a few minutes’ drive down the road and you could be in Albany in about 15 minutes.
The new owners will love the space and versatility this property offers as well as the facilities for family members to pursue their own interests in an idyllic setting.

Kalgan overview

The townsite of Kalgan is located in the south coastal region, about 21 kilometres northeast of Albany. It was gazetted a townsite in 1912 following the opening up of land in the area, but land had been put aside for a townsite here in 1837. The place was named "Wyndham" on an 1839 map of the area, but there was no subdivision or land made available in the townsite. It is recorded that it was to be the site of a farming community for the Society of Friends (Quakers), but there is no evidence that any Quakers ever settled in the area.

As there was already a Wyndham in the Kimberley when the town was gazetted in 1912, the name Kalgan was chosen for the townsite. Kalgan is the Aboriginal name of the river on which the townsite is situated, the name being first recorded by the explorer Dr A Collie as "Kalgan-up" in 1831. It is said to mean "place of many waters". The river had earlier been referred to as the "French River", since the French explored it in 1803.
