HEN'S TEETH

***SORRY - HOME OPEN CANCELLED - NOW UNDER OFFER***

Finding a decent half acre block in the current market is very challenging.

Finding one in such a good location with an immaculate 1960's home on it with some interesting options AND a very attractive price is very rare indeed.

The original home was built in 1968 and features beautiful polished jarrah boards throughout with three decent size bedrooms and the bathroom whilst original, is in very good order.

The kitchen is not original but again is in very good order with adjoining meals area and reverse cycle air conditioning.

Some of the other features of this little beauty include:

* Large living room with classic gas heater
* Alfresco dining area
* Former carport converted to fourth bedroom + second bathroom & second laundry
* Double garage converted to teenage retreat with reverse cycle air conditioning, insulation and running water (easily converted back)
* Two garden sheds and plenty of room for a large workshop with ample access to the rear
* Plenty more room for additional vehicles/caravan/boat/granny flat
* 4000 litre rain water tank + two high efficiency gas water heaters

The current set up is perfect for a lock and leave life style as there is separation between the 3 x 1, which is extremely rentable, and the bedroom/bathroom/former double garage, all of which could be used as your 'base'. Clearly also very handy for visitors or older kids that aren't quite ready to leave the nest.

You could also remove the separation and very easily connect the additional bedroom and bathroom with the rest of the house.

OPTIONS GALORE to say the least.

It's different and definitely worth a look.

Lesmurdie overview

Like Kalamunda, the development of the "Lesmurdie" area is closely tied to the exploitation of the Jarrah forest in the region by the Canning Jarrah Timber Company Ltd. In 1897, Mr Archibald Sanderson, a Perth journalist commenced the acquisition of a number of these properties, with a view to building up a "rural retreat" and he named his property "Lesmurdie". Lesmurdie Cottage was a shooting-box in Banffshire, Scotland, near Dufftown and was let to Mr Sanderson's father for shooting. It was in memory of this cottage that Sanderson applied the name to his property.
