If you're looking to invest in a great location at a great price, then this is the place to do it! Superbly located between a school and a town centre, near the bus and the train station… Hey, this is starting to tick a lot of boxes for what defines a prime location!
Currently leased at $300 per week until December 2023, this is superb value for any investor.
THE HOME
It's a two-bedroom, one-bathroom duplex half. We've got a very decent size, air-conditioned living area and it's a very practical design. The kitchen is well positioned at the end of it all, and it has an outlook over the patio and toward the backyard.
The bedrooms are of a good size, with the master bedroom and second room both featuring air conditioning. The whole place is tiled, ticking yet another box in the "easy living" category.
The backyard is pretty much lawn and a patio, which is fairly straightforward to take care of. It's got plenty of scope to enhance it, but it's fine as it is and is great for kids and pets.
WHERE IT IS
Check out the map on this one! There's the Kelmscott Senior High School up the street, and this cul-de-sac street lets you walk through to the train station and Kelmscott Town Centre with ease. This is a very practical location and sure to impress.

Kelmscott is a mixed-use residential, industrial, rural and commercial suburb located 25 kilometres southeast of Perth. The suburb was one of the very early towns established in the Swan River Colony and was named after Kelmscott, Oxfordshire, the birthplace of the first Anglican clergyman in the colony, Thomas Hobbes Scott (1783–1860). Established in 1830, Kelmscott's most rapid growth period was in the 1960s and 1970s.
Though close to the lively Armadale City Centre, Kelmscott is a quiet suburb nestled among the numerous parks and reserves that pepper its landscape. The Kelmscott Town Centre is the main commercial sector with the Kelmscott Plaza and Stargate Kelmscott Shopping Centre all located here. There is also a railway station and four local schools in Kelmscott.
