Whether you’re wanting your own mini hobby farm, or space to kick the footy, the size and potential of this property will impress.
4288m2 of prime land, west of town, in a quiet street opposite national forest reserve walk trails and the Margaret River. The property also has high potential for subdivision.
Further convenience comes from the location of the home, 6m x 6m shed, established retained gardens, raised vege beds, fruit trees (pear, lime, avocado) woodshed and rainwater tank being positioned on the elevated northern half.
This leaves the remainder of the block cleared for development. The boundaries are tree lined and a soak provides an additional water source which is perfect for an organic garden or permaculture venture if subdivision is not your goal.
The comfortable brick home consists of 2 bedrooms, 1.5 bathrooms, lounge with wood fire, air conditioning, open plan kitchen and dining with tiled floor and shiplap ceiling. The kitchen hosts Jarrah timber cupboards, tiled floors, 4 burner gas hotplates and 600mm wall oven with plenty of bench space and double sink.
All rooms are generous in size and the outlook from each window is either to the flowering gardens or the open space below and captures the abundance of bird activity.
The feeling of space throughout this home continues with the multitude of storage options; built in robe in second bedroom, walk in linen cupboard, walk in storage cupboard and separate storeroom. A separate toilet is located in the large laundry.
The master bedroom has glass sliding doors, a ceiling fan, ensuite with toilet and a generous walk-in robe. The second bathroom has a shower, vanity & heat lamp. All doors to the exterior are protected by verandahs, brick paving, quality gutters and plumbed in storm water drainage.
The home is serviced by solar hot water, power, water and septics.

The townsite of Margaret River is located in the south west agricultural area, 277 kilometres south southwest of Perth and 48 kilometres south southwest of Busselton. It is located on the Margaret River from which it derives its name. The precise origin of the naming of the river is not known, but it was possibly named by John Bussell in honour of Margaret Wyche, a friend in England who was expected to follow the Bussell's to Australia. The name is first shown on a map of the region published in 1839.
In 1910 the Margaret River Progress Association wrote to the Minister for Lands requesting a townsite be declared at "the Upper Margaret Bridge". The reason given was that "the district is likely to be dotted with public buildings several miles apart in the near future if a townsite is not made available shortly". The District Surveyor who inspected the area preferred an area near the lower bridge on Caves Road, but this land was not available. Lots were surveyed in 1912, and the Townsite of Margaret River gazetted in 1913. In 1918 the name of the townsite was changed to "Margaret", but it was changed back to Margaret River in 1927, due to local usage of the name always being Margaret River.
