Located in the Moore River Drive Precinct of Guilderton overlooking the Silver Creek Reserve, literally a few minutes' walk to Folkboat Cove on the Moore River, this elevated 853m2 block is home to "Silver Perch" a 1974 built and loved character cottage of the 70's, looking for a new owner to enjoy it's tranquillity for many years to come.
The three bedroom one bathroom property has recently been upgraded with new floors, curtains and painting throughout. The extra-large rear activity room with its own back entrance provides additional options such as family room or TV room or extra sleeping accommodation. The centrally located kitchen has a breakfast bar and overlooks the lounge and dining area with the large picture window with views over to the reserve.
The rear garden has a very large garage/workshop with its own designated sealed driveway. A smaller secondary shed provides extra room for all those garden tools and equipment. The rear garden has several well established trees providing additional shaded areas for those relaxing times during the day, or sit out on your own front balcony. There are some mature fruit trees at the rear of the block.
Finally there is an additional hard base parking for 3 vehicles to the front right hand side of the property.
The owner is prepared to include all the furniture, fittings and appliances in the property within an acceptable offer, or they can be negotiated separately at the point of settlement. This property would easily rent out on a short term basis, providing an ongoing income stream.

The townsite of Guilderton is located on the coast at the mouth of the Moore River, 94 kilometres north of Perth. It was gazetted a townsite in 1951, but has been used as a camping and holiday place since around 1905 when residents of Gingin petitioned the Lands Department for the creation of a road to the place and a camping reserve. A reserve for a picnic ground was declared in 1907, and the area soon became popular for camping and picnicking In the 1940s public demand for permanent camping sites led to the government deciding to declare a townsite, and seeking a name for the area, which up until then had been locally referred to as "Moore River".
A number of names were considered, the preferred name of "Guilderton" being suggested by Mrs Henrietta Drake-Brockman. The name links the town with the wreck of the Dutch ship "Gilt Dragon" near here in 1656, and the loss of thousands of Guilders it was carrying. Dutch coins and relics of the wreck have been found near the mouth of the Moore River.
