SOLID RAMMED EARTH HOME ON 1/2 ACRE WEST OF TOWN

This quality 3 bedroom, 2 bathroom home was built in 1993 of rammed earth and double brick. The front verandah and porch entry is paved and adjoins rose garden and hanging baskets.
Check out the floor plan.. the bedrooms are all a good size, with built in robes, window treatments and carpet. The master bedroom is extra spacious and has an ensuite bathroom with shower, toilet, vanity and built in towel rail.
The kitchen has a Bosch oven, electric stove top, built in pantry, Essastone benchtop and plenty of cupboards and drawers. There is no inbuilt fridge recess which eradicates the worry about your current fridge.
The dining area extends out into an enclosed verandah offering up a protected sitting area with blinds for afternoon sun protection. This area can also be accessed externally from either the carport or the backyard.
The living area has a raked ceiling with exposed timber beams, a slow combustion wood fire, ornate light fittings and windows overlooking the backyard garden. These features create a comfortable area to watch tv, read or sit and chat with family.
Behind the house is an unpowered 6x9 workshop with glass sliding door for access from the house, or open up the roller door at the front for easy access to your tools while working on your favourite project. A second carport is situated on the eastern side for a camper trailer or second car.
Two smaller sheds are located around the property in practical positions amongst established trees for gardening equipment and easy wood supply.
A laundry and separate toilet is accessible from the rear of the home via a glass sliding door, making clean up convenient after a session in the garden or workshop. You’ll pass a crisp clean towel on the hills hoist on your way through!
To keep the house a comfortable temperature year round, the owner has recently installed ducted ‘zoned’ reverse cycle airconditioning.
Hot water is supplied by an electric hot water system. The property is serviced with power, water, sewerage and NBN.
The gardens have been loved dearly by the owner and all are well established, retained and semi reticulated.
All of this on a 2137m2 block, west of town - this is considered to be a great buying opportunity in a well sought after area of Margaret River.

Margaret River overview

The townsite of Margaret River is located in the south west agricultural area, 277 kilometres south southwest of Perth and 48 kilometres south southwest of Busselton. It is located on the Margaret River from which it derives its name. The precise origin of the naming of the river is not known, but it was possibly named by John Bussell in honour of Margaret Wyche, a friend in England who was expected to follow the Bussell's to Australia. The name is first shown on a map of the region published in 1839.

In 1910 the Margaret River Progress Association wrote to the Minister for Lands requesting a townsite be declared at "the Upper Margaret Bridge". The reason given was that "the district is likely to be dotted with public buildings several miles apart in the near future if a townsite is not made available shortly". The District Surveyor who inspected the area preferred an area near the lower bridge on Caves Road, but this land was not available. Lots were surveyed in 1912, and the Townsite of Margaret River gazetted in 1913. In 1918 the name of the townsite was changed to "Margaret", but it was changed back to Margaret River in 1927, due to local usage of the name always being Margaret River.
