A Recipe for Relaxation!

*** If you wish to inspect this property, please contact Ruth for an appointment ***

If its a low maintenance lifestyle you are after come and check out this special property in Lugano Edge which has been cleverly designed so that instead of mowing lawns, you are fishing or at the beach.

This north facing house has been strategically placed on the block so that there are two outdoor entertaining areas. One on the north adjacent to the living which is calling out for an afternoon drink in the winter sunshine and the other at the western end which is enclosed and has a large gabled patio perfect for evening BBQs.

From the northern entertaining area, you enter via French doors to the main living area of the home. Timber laminate flooring extends throughout the living area, where there is plenty of room for a large dining table and multiple couches. Finished with blockout blinds there is also air con so you can retreat to the cool when the beach gets too hot.

The kitchen has plenty of room for all of the family to get involved with meal preparations, with a good sized breakfast bar, 900mm gas cooktop & electric oven, dishwasher and large fridge recess. Storage is well catered for with both a single and double cupboard adjacent to the kitchen, as well as a walk in storage cupboard nearby.

At the other end of the living area behind double doors you will find a large games room, complete with its own air con and sliding doors to the gabled outdoor entertaining area.

A private hallway leads to the two minor bedrooms, one of which has a triple mirror sliding robe and the other a single built in robe. Both rooms can accommodate a queen sized bed & additional furniture.

Centrally located between the two minor bedrooms is the family bathroom with fully screened shower, bath and vanity. There is a separate toilet and a laundry with a door leading to the outside & the washing line.

The master suite is located at the eastern end of the home and is a quiet, private retreat from the rest of the home. Definitely oversized, there is room for a king sized bed and other furniture. The room has its own reverse cycle air conditioner. The ensuite is finished in cream with chocolate coloured feature tiles and has a fully screened shower with double shower heads, vanity, separate toilet and good sized WIR off the ensuite.

The home has a double garage as well as a separate driveway and retained parking bay at the other end of the property, perfect for parking the boat, caravan or extra vehicle. The yard has been finished with limestone retaining walls and terracotta coloured concrete which surrounds the home and extends through the outdoor entertaining areas.

Currently used as a holiday rental, you can also negotiate to purchase some of the furniture and appliances. This contemporary home would make a perfect holiday home or lock up and leave home for those that want to travel or downsize.

Binningup overview

Binningup is a south western coastal townsite located 127 kilometres south of Perth and 30 kilometres north of Bunbury. Binningup takes its name from "Binningup Beach Estate", a name used by a syndicate of Harvey people who subdivided the area in 1953. By 1962 there was only one resident in the area, but many homes were built in the following few years. At the request of the Shire of Harvey, Binningup was gazetted a townsite in 1963.
