I CAN'T BELIEVE IT'S A RENTAL!!!

Looking for a high-quality property with a premium Government tenancy in place for the long term?

This stunning four-bedroom, two-bathroom family home in Lakeside Park Estate was custom built for its owners in a great location and is now available for sale to investors with a secure government lease in place to June 2024 with options to extend beyond 2024.

Loaded with extra features not normally found in corporate investment properties this is a rare investment opportunity with great long-term potential for income and capital growth. Just some of the many - many extras include a ducted vacuum system, a security alarm system, reticulated (under slab) pest control delivery system, smart wiring throughout (for media distribution), double lock up remote garage with drive-through access to rear and secure personnel entrance to the house, attic space storage with drop down ladder, high-quality crim-safe security screens and more...

The expansive home of over 275sqm under roof is a lot larger than most in this suburb and offers fabulous street appeal with an attractive front deck overlooking well-established lawns and gardens and a full-width driveway for visitor parking. The entrance hall of the home is extra wide and welcoming connecting immediately with the master bedroom which is simply massive by modern standards. The master suite is over 30 square meters and features a couple’s walk-in robe, a huge window facing the garden and a roomy stylish ensuite with floor-to-ceiling tiles. Immediately across the hallway is a second full-sized bedroom which is a practical & popular setup for younger families and creates a very flexible two-up two-down 4 bedroom layout. All bedrooms have built-in robes and quality split system A/C and are generous enough to accommodate queen-sized beds if desired.

The central area of the house is again enormous with enough room for a 10-seater couch if your tenants want one! The spacious open-plan living area links to the dining area offering a fantastic, functional design. The kitchen is well appointed with great storage, a quality Smeg 900mm oven, cooktop, and range hood. There is an inbuilt dishwasher and breakfast bar and the kitchen overlooks the surrounding living and dining areas, again, great for family living. There is even a clever office nook adjacent to the dining area easily concealed behind bi-fold doors so it can be closed off when not in use & set up with the home office or kids' home-work stations side by side (the smart wiring hub is located here too).

The rear section of the house has the 3rd and 4th bedrooms, laundry, a separate toilet with an adjacent guest vanity area, plus a separate bathroom with a large corner bath and shower.

The main living areas link through large glass doors to a gorgeous al-fresco area with fans and downlights and features a stylish pebble-crete floor and the backyard is neatly landscaped with manageable lawn areas and easy care gardens with a variety of plants and curbing.

The property is currently leased to the WA Government returning $875 per week until June 2024 with a 12-month option to renew and should be expected to achieve a premium rental in any market as it is a stand-out corporate leasing option.

Kununurra overview

The townsite of Kununurra is located in the Kimberley region in the extreme northeast of the state, 3214 kilometres from Perth. When the Ord River Irrigation scheme was being planned in the 1950s a townsite was included in the proposed development. Amongst other submissions of Aboriginal names put forward for the new townsite being created in the vicinity of the Ord River Dam was "Cununurra", said to mean "black soil" and to be the Aboriginal name for the Ord River according to Mary Durack. A Mr. Lewis of the Public Works Department reported that a soil survey undertaken in 1954 had disclosed that 99 per cent of the land to be irrigated from the dam was composed of "cununurra clay". This name was not favoured by the Postmaster-General's Department because of its similarity to place names in Queensland, New South Wales and South Australia. However, to compromise, that department suggested adopting the spelling, "Kununurra", this version being approved in March 1960. The townsite was gazetted in 1961.
