Located on a beautifully elevated corner site with courtyards to both the north and south to suit the seasons.
With an attractive front entrance portico you enter the spacious open plan kitchen/living/dining area which further opens seamlessly onto an alfresco area surrounded by a large courtyard attractively elevated from the street.
With reverse cycle air conditioning, wood look vinyl flooring, high ceilings and an abundance of natural light the living areas adapt to the changing seasons with the simple adjustment of blinds and windows.
There is a large playroom immediately adjacent to the main living area to keep the kids toys at bay (approx 4.5m by 5m).
The large kitchen has a walk-in pantry, 900mm stainless steel range hood, gas hot plates and oven plus a stainless steel dishwasher, wide fridge recess and twin bowl sink.
The master suite with its own private entrance off the main living area has a large walk-in wardrobe plus en-suite with vanity and shower recess and a separate WC.
The three minor bedrooms all have two door built-in wardrobes and are located close to the family bathroom with a bath, shower recess and vanity. The second WC is separate and adjacent.
The large laundry has a built-in trough and over 2m of linen press/broom cupboard plus a door opening directly into the garage. The laundry opens onto a second courtyard which also acts as a drying area.
Built of limestone, rendered brick plus colorbond roof the home has a most attractive streetscape, and with the driveway and hardstand areas off the minor street the façade is not dominated by a garage door. The capacity exists to wheel a small boat or trailer behind a gate down the side of the house, thus leaving a double garage and two car hardstands plus verge areas for overflow parking.
The low water use garden is reticulated, there is artificial turf outside the alfresco area, the block is well retained and landscaped and the location is quiet. As a generous sized family home, 2 Augusta Parade is hard to go past.

The townsite of Dunsborough is located on the coast, 12 kilometres southeast of Cape Naturaliste and approximately 19 kilometres of Busselton. It was gazetted as a Townsite in 1879, but land for a townsite was set aside here in the late 1830's, and there is a recorded whale fishery at "Dunsbro" in 1850.
Dunsborough is located adjacent to Dunn Bay from which it derives its name. The bay is believed to have been named by Governor James Stirling , March 1830, whilst on the "Eagle" carrying out a survey of Geographe Bay. It is named after Captain Richard Dalling Dunn, under whom Stirling served on the "Hibernia"120 and the "Armide"38 in 1810-1811 (Stirling named a number of features in Western Australia after naval officers under whom he served or was associated with) When Dunsborough first appeared on a map in 1839 it was spelt "Dunnsbro" but the extra n appears to have disappeared by 1850, and the spelling of "bro" was amended to "borough"when the name was gazetted in 1879.
