** AUCTION ON-SITE ON SAT 3 FEB at 11:30AM (unless sold prior) **
This is a reluctant but necessary decision by the owner and is THE OPPORTUNITY you've been waiting for!
Superbly located in the sought-after Orange Valley Rd precinct, this charming character split-level cedar home with jarrah floorboards & high ceilings on a generous 3,500m² block, encapsulates the hills lifestyle perfectly.
With a lovely treed outlook from most aspects, 4 bedrooms, 3 bathrooms, 2 living areas and an "undercroft" area (which could be a games room/gym/art studio), the layout is versatile enough to accommodate both younger families or families with older kids.
For the entertainers, there are 2 outdoor decked entertaining areas - the larger of the two has a gorgeous "Balinese resort-style" feel to it, complete with a feature pond, evoking senses of peace and tranquillity.
YES there is a POOL too!! The pool and its surrounds have been a "work-in-progress" for some years BUT it is there (- no need for you to put one in) and ready to be restored or renovated.
The property is fully fenced and gated. With the house set well back from the road, the property offers both security and privacy.
For the car enthusiasts, garaging for 5 cars is available (- a detached triple garage, and a second detached garage for 2 cars with a workshop at the rear, which could accommodate a 6th vehicle) with space at the front to park multiple vehicles.
There is loads of space for a grand granny flat and/or even that dream shed (if the current garaging is not enough), together with the beautiful treed block AND the great location, the options & potential here are huge.
For the visionaries out there, this unique property could be fully restored and transformed into something truly spectacular.
VIEWING IS AN ABSOLUTE MUST!

Track this property
Track propertyLike Kalamunda, the development of the "Lesmurdie" area is closely tied to the exploitation of the Jarrah forest in the region by the Canning Jarrah Timber Company Ltd. In 1897, Mr Archibald Sanderson, a Perth journalist commenced the acquisition of a number of these properties, with a view to building up a "rural retreat" and he named his property "Lesmurdie". Lesmurdie Cottage was a shooting-box in Banffshire, Scotland, near Dufftown and was let to Mr Sanderson's father for shooting. It was in memory of this cottage that Sanderson applied the name to his property.
The suburb has two shopping centres in the area including Lesmurdie Village on Sanderson Road and the Lesmurdie Road Shopping Centre on the corner of Rooth Rd and Lesmurdie Rd. There are three primary schools including Lesmurdie Primary School, Falls Road Primary School and St Brigid's, and also three high schools including Lesmurdie Senior High School, Mazenod College for boys and St Brigid's College for girls.
