You're not buying this one for Pretty, this one is all about sqm and potential. As the Perth Market goes BANG, properties like this are in high demand and generally sell very quickly.
The R25/R60 zoning here means you have the potential to build up to 6 properties (subject to council approval) or if you want to play it safe you could just build 3 like they did next door. The options are endless and with the property being over 1000sqm it means the restrictions from the City of Kalamunda for the use of the block is much more lenient. It's always best to consult with your surveyor and the City of Kalamunda if you're planning on developing though.

The home itself is a neat 3x1 with a few upgrades during its time. An updated kitchen is a bonus while the front lounge room enjoys views to the parkland and School adjacent. The house is kept cool and cosy by ducted reverse cycle air conditioning and the drive through access to a large powered workshop is perfect for storing the toys away. It's also on a bus route and less than 300m to the shopping centre.
Retain the current tenant who is paying $330p/w on a periodical lease OR move in and enjoy the home as it is now and make use of the HUGE yard and workshop while you wait for the area to grow even more.
Generally speaking, Land increases in value - houses decrease in value. That's why these giant blocks make so much sense as an investment.

Forrestfield is a suburb of the City of kalamunda and is 15 kilometres of the south-east of Perth. Local folklore suggests that the name comes from Charles Hale who settled here in 1902 and planted a crop amongst the trees. A neighbour referred to him wanting a forest and a field at the same time and the name was later applied to the area. A Forrest Field Progress Association was formed as early as 1927 and the name is shown on plans as Forrestfield for 1944.
Forrestfield is home to the Hartfield Park Recreation Centre which includes an indoor stadium for various sports, an 18-hole golf course, equestrian centre, nature park and lake. The main shopping centre known as the 'Forrestfield Forum and Marketplace' is home to 52 stores. There are a range of other retail establishments scattered throughout the area.
There are also a range of primary and secondary schools in the area and construction is currently underway on the Forrestfield-Airport Link which is scheduled to open in 2021 and will connect Perth Airport with the city. A Forrestfield train station is included in this development.
