Under Offer

Whether it be young families, empty nesters, investors or budding property developers 18 Kathleen Close possesses all the attributes catering for any of the above. Complimented by its Tuscan flare the home nestles proudly within a delightful, sought after and leafy cul-de-sac pocket of older Maida Vale. This property boasts a charming and neat as a pin three bedroom, one bathroom brick home peppered with character features including Jarrah floorboards.

The home offers two living areas including a spacious lounge room with feature fireplace along with a generous games/sunroom rear extension which would lend itself as a great children's activity space. The bedrooms are a good size with both the master and one other featuring built in robes. The kitchen has been upgraded complete with breakfast bar.

The large 919m2 block provides an abundance of space outdoors. The generous backyard offers a fully fenced safe haven for the children to play complimented superbly by a large gabled patio and powered activity room with rear access which could accommodate an array of functionalities including hobby workshop, games room, home office, studio or even a teen retreat/sleep out.

The property is currently zoned R12.5/R30 which means along with similar properties of this size and locale, subdivision could be an option. Gaining subdivision approval can be costly and time consuming, frequently to no avail. The bonus with this one is the current owners have already had subdivision plans conditionally approved by the WAPC (Western Australian Planning Commission). That's right, all the hard work has been done! Conditional subdivision has been granted with a validity date up to 18th September 2023 which allows plenty of time to contemplate or act. The conditionally approved subdivision would result in retaining the existing home whilst creating an approx. 380m2 block at the rear (467m2 including driveway) which could then be sold or developed.

The property is currently tenanted for $355 per week. It's no secret rentals are currently in high demand so land banking for a couple of years could also be a viable option. Demand for properties in Maida Vale are on the up and rightly so. This Foothills suburb offers all the conveniences. Close to Maida Vale Primary school, Maida Vale Reserve, transport links including the recently revamped Roe Highway plus the upcoming and exciting High Wycombe rail link, bustling hubs of Midland and Kalamunda, Perth Airport all the while being only approx. 25mins from the Perth CBD.

We encourage your prompt consideration of this property and the unique opportunity it presents. To organise your inspection please call David Farrant on 0455 155 021 or Ben Ciocca on 0411 113 117.

Maida Vale overview

This area was first settled in 1873 by William Henry Mead. He built a home in the Ridge Hill area, and established an orchard named "Orangedale". The name of Maida Vale was chosen as the district name by a public meeting of local residents in 1910, and comes from the property name of another early settler, Mr W H McCormack. It is assumed that the name was derived from that of the west London suburb of this name, which in turn is named after Maida (S. Pietro di Maida) in Calabria, Italy. The British Army defeated the French there in 1806, and in commemoration of the victory Maida Hall and Maida Vale were named.

Life in Maida Vale
