PERFECT HOME IN A PREMIUM LOCATION

This is a truly exceptional family home. Set in the highly sought-after Clifton Hills area of Kelmscott it's a perfect home in a perfect location.

INSIDE
What a spectacular design this is. If you've looked at the photos, make sure you go back and check out the floor plan. It's an awesome layout and a very practical configuration. Family life here centres around this magnificent kitchen, the design of which is second to none. We're talking about a breakfast bar island bench, beautiful stone tops, incredible storage in the perfectly designed kitchen and also the centre store room that would be the envy of all. It's a highly functional and very attractive space. With the day-to-day activity based around the kitchen, the rest of it flows seamlessly in this large family room and meals area.

It's all about the living, and while that main living area is sure to see everyone coming together, it's the additional living space that makes it work so well. The games room is adjacent to all the activity, and can be closed off and used as a theatre TV room as it is now, or bring a pool table and take advantage of the big space on offer. Even though it's great to see the family all together, sometimes you just need your own space and in this home, this is an option! The lounge room is at the front of the house and it's a great retreat from the busyness of the main living space. It's adjacent to the master bedroom and there is a real sense of peace and quiet in this delightful room. The electric fireplace sets the tone and creates a beautiful atmosphere. You can shut the door and just take five to relax with a book or watch what you want to watch in your own space.

The bedrooms are a real highlight of this design with all of them accommodating larger furniture styles. The master suite is absolutely exquisite and the beautiful bay window sets it apart as a relaxing space with a pretty outlook over the private front gardens. The ensuite bathroom is immaculate and the large walk-in robe is a great feature that should see no disputes over room for shoes or arguments about one of you having too many of them. The secondary bedrooms are located at the other end of the house and can be closed off from the rest of the house with the sliding door to the passage. The main bathroom is exceptional and the quality of the fixtures and fittings are second to none.
If you work from home, or even if when you're home you still have to work, there's a wonderfully spacious study. It's not the sort of home where you're making sacrifices or compromises and you certainly won't in this regard. No need to give up a bedroom to allow you your own space, you have a dedicated work area and can shut the door to get the time to focus or shut it at the end of the day to forget about work for a while.

OUTSIDE
The backyard is a truly impressive space. With an awesome patio and pool area, this goes beyond just being outdoor entertaining it truly is an outdoor LIVING space. The gorgeous concrete pool is the centrepiece of it all, with a stunningly designed water feature setting the scene in this space. The glass fencing integrates the beauty of the two areas and you can be certain that summer days and evenings are taken care of for years to come.

At the front of the home is the masterfully created landscaping. With the backdrop of the Banyowla Regional Park opposite the house, the stone walls are a brilliant feature that is in keeping with the surroundings. The established gardens are ready for you to enjoy and welcome you home each day to your magnificent home.

WHERE IT IS
Right over the road from miles and miles and acres and acres of stunning regional parkland. The walk trails and wildflowers really are truly magnificent and a walk through here can take you on a short trek or you can go for hours along the pipeline trail and to the historic infrastructure that supplied water to the metro area in years past. While we're in a bushland setting we're also able to celebrate the practicality and reality that you've got to go to work. It's super easy to get around from here with quick access to Tonkin Highway and the airport. If you take public transport you're on the circle route for the bus through Clifton Hills and you can walk a few doors up to grab a seat on the morning bus. You're in a perfect location for schools as well, with the very popular and highly respected Clifton Hills Primary School just a few minutes up the road. It's an excellent school with a great reputation. If you've got teenagers you're also close to Lumen Christi College. It's a premium place to call home!
