Maybe a Granny Flat is the answer.
Last Christmas, the former double garage was beautifully transformed into an EXTRA two bedroom/one bathroom fully self-contained abode, complete with kitchenette, insulation, reverse cycle air conditioning, living area and carport meaning this little beauty now has a total of six bedrooms, three bathrooms PLUS a study/nursery off the main bedroom in the house.
Set on a corner 890sqm block, it feels bigger as it is right next door to an acre of Public Open Space known as Nangkita Way Reserve.
Facing north, there is certainly plenty to like here about this home with features including:
* Open plan good looking kitchen and living area with reverse cycle air conditioning
* Separate large family room with slow combustion fire
* Ceiling fans to all but one of the bedrooms
* 10 x 3m outdoor entertaining area overlooking The Reserve with cafe blinds, heater and mist system meaning year round usage
* 5 x 4m powered workshop with annexe also featuring a cafe blind
* Fenced 5 x 3m Bali Hut with spa pool
* Chook run and medium sized garden shed
* Fully fenced dog friendly block
* 5kw solar PV system to reduce your power costs
Lots to like isn't there?
If you're in the market right now you already know there is not a lot available and we’re not expecting this one to last either – particularly when the sellers are already committed on another home.
Best be quick.

Like Kalamunda, the development of the "Lesmurdie" area is closely tied to the exploitation of the Jarrah forest in the region by the Canning Jarrah Timber Company Ltd. In 1897, Mr Archibald Sanderson, a Perth journalist commenced the acquisition of a number of these properties, with a view to building up a "rural retreat" and he named his property "Lesmurdie". Lesmurdie Cottage was a shooting-box in Banffshire, Scotland, near Dufftown and was let to Mr Sanderson's father for shooting. It was in memory of this cottage that Sanderson applied the name to his property.
The suburb has two shopping centres in the area including Lesmurdie Village on Sanderson Road and the Lesmurdie Road Shopping Centre on the corner of Rooth Rd and Lesmurdie Rd. There are three primary schools including Lesmurdie Primary School, Falls Road Primary School and St Brigid's, and also three high schools including Lesmurdie Senior High School, Mazenod College for boys and St Brigid's College for girls.
