Fronting onto State Forest and with walking trails to the Mundaring Weir hotel virtually on your doorstep, this property has both a premier location and huge potential. Boasting two solidly built residences with seventies-inspired architecture, stacks of water including mains water supply and a bore, you can add your own special touches to this much-loved family estate and reap the rewards.

2nd shed with concrete floor & single phase

Level ground to add an additional large shed

9085sqm fenced block fronting State Forest
The two residences on the property are well separated from one another for privacy with the smaller of the two located at the top of the property. A semi-circular driveway provides drive- through access to this home and there is a carport for parking. A shed with concrete floor and single phase power is well separated from the home and there is plenty of flat land for the addition of another large shed if desired. This home is simple in design but perfectly comfortable. It boasts 3 bedrooms and a neat bathroom and a cosy living area with split system air conditioner. The kitchen has been recently modernised and includes an integrated dishwasher, induction cooktop and a multi-function steam oven.
The main residence is located down the driveway and enjoys a lovely outlook over the valley. A small paddock fronts this home and the gardens are easy-care and established. Once again, set well away from the home is a shed or workshop which would be ideal for the home handyman. The shed is complete with 3 phase power and concrete floor.
Step inside the home and prepare to be impressed by soaring raked cathedral-style ceilings and large living spaces. The entrance foyer opens into a formal lounge room with open fire place and an adjacent dining room. The kitchen is handily located near the lounge and dining room and is in good original condition. It features a dishwasher, plenty of storage and a servery. There are two bedrooms on this level of the home and a large sun room with slow combustion wood fire. The bedrooms share the use of a family bathroom with bathtub and there is a second toilet/shower in the large laundry for convenience.
The lower level of the home has doors providing direct access outside, making it ideal for an older teen or even a "work-from-home" scenario. This level has another living area and a huge bedroom which could easily be partitioned to create two bedrooms. Plumbing is already available for an ensuite bathroom in one corner of this huge room, making this another easy option to create a self-contained studio.
Outside, the established gardens have been kept deliberately low-maintenance and are mostly reticulated. Although the property is mains water connected, the presence of a bore with potable water and a large rainwater tank mean that mains water usage can be kept to a bare minimum.
Located in one of the prettiest pockets of the Perth Hills, this property offers great value buying and is the perfect opportunity for someone looking to renovate and prosper. With a host of other extras including numerous split system air conditioning units, ceiling fans and a large fenced animal enclosure, just to name a few, the value on offer is unquestionable.

Permanent settlement in Mundaring began in 1882-84 when Mr Peter Gugeri established a vineyard south of the Eastern Railway. The first railway siding at Mundaring was named after him and for some years the area was generally known as "Gugeris". A later settler, M H Jacoby, took over Gugeris' vineyards in 1893, and named the business the "Mundaring Vineyard Company". The name came from an Aboriginal camp situated nearby and the meaning given to Jacoby by the aborigines was "a high place on a high place". The correct pronunciation was "Mundahring" but common usage has gradually converted this to "Mundairing".
Known as the heart of the Perth hills, Mundaring is located on the eastern edge of the Perth Hills. It offers stunning walking and cycling trails, spectacular state forest and national parks and home to the historic Mundaring Weir. Other facilities include two primary schools (Sacred Heart School and Mundaring Primary School) and one secondary school (Mundaring Christian College).
