EVERYONE LOVES CLIFTON HILLS!

You're going to love this little cul-de-sac street, and when you get to the end of the street, you're going to love this beautiful four-bedroom home.

Set opposite Wright Brook, in a street that virtually no one has heard of, this beautiful home is one of a kind. Now I know we often say that something is one of a kind, but I've been around more than a few years selling real estate and I haven't seen one like this before… So, if it is one of a couple, I'd be pretty surprised.

INSIDE
The long hallway leads to four bedrooms, the kitchen and main living area. Let's start with the living areas and work our way through from there.

The kitchen is huge, and features loads of storage, loads of workspace and a real 'country' kind of feel. With the kitchen table in the middle of it all, it's a very social design and rally is the hub if every-day activity. Adjacent to this space is the main living room, which is large enough for some pretty big furniture styles and flows on from the kitchen. It leads onto the huge patio, but we'll come back to that in just a moment, because there is plenty more house to see.

At the front of the home is a large room that has been used as both a bedroom and a theatre room at various times. It has beautiful natural light if its bedroom or with the plantation shutters that are currently on order and due to be installed in coming days, it will also make a terrific theatre room. If it's a bedroom, it will easily fit a king-size bed plus some other furniture and if it's a theatre room, it will easily fit you, a lounge suite, come popcorn and Maltesers. The other bedrooms are also of a good size. The master suite is large and features a great ensuite bathroom. While we're talking about bathrooms, we can't ignore the gigantic main bathroom. It has a free-standing bath, a separate shower and so much space you could actually fit a second bath in here. Weird thing to have, but you have the space if you want to. Strange thing to do with the space but I'm not judging you. Two baths, for two people, in two baths at the same time. You can do what you want, you've got the space and it's your house.

It's also pretty rare that I would take time to talk about a laundry, but it has a fantastic laundry. It's huge, it has heaps of bench space, plenty of cupboards and is a separate space from the rest of the home so you can really treat it like the out of sight out of mind utility area it is.

OUTSIDE
This block has been very well utilised. The double garage has an extra high ceiling so you can park some pretty substantial vehicles in here without having to think about hitting your roof-rack or the vehicle being the one car that fits in a two-car garage. The alfresco is huge too and is sure to be a well-used space throughout the year. The brand-new lawn has just gone down and is reticulated, giving you plenty of space for the kids or the dog.

THE SHED
The shed is huge. It has heaps of space for you to get stuck into those projects you've always wanted to tackle or to store all those things that often end up in a garage. It's approximately 60sqm of space and you have more than enough room to get projecting.

WHERE IT IS
Set in Clifton Hills, this gorgeous cul-de-sac street features a noticeable absence of hooligans and shenanigans. Rarely is there any tomfoolery and according to the locals there's no yahoo-ing. It's right alongside Wright Brook and you can walk to public transport very easily from here with the bus running along nearby Turner Place. You can also walk along the creek down towards Connell Avenue and the highly regarded Clifton Hills Primary School. Remarkably, this area whilst so whisper-quiet and attractive is actually a very easy and convenient place to live. The shops are nearby and access to Tonkin Highway is very easy from here. You can live in this wonderfully quiet position and still be easily able to commute to Perth. It's also on the doorstep of the Banyowla Regional Park, with miles and miles of bush trails leading through the hills, there is so much to love about this location.

Kelmscott is a mixed-use residential, industrial, rural and commercial suburb located 25 kilometres southeast of Perth. The suburb was one of the very early towns established in the Swan River Colony and was named after Kelmscott, Oxfordshire, the birthplace of the first Anglican clergyman in the colony, Thomas Hobbes Scott (1783–1860). Established in 1830, Kelmscott's most rapid growth period was in the 1960s and 1970s.
