INSIDE
The home was built in the 1970's and, there is some evidence of that around the place. It's a bit of a 70's kitchen design. It's a bit of a 70's brickwork and it's a bit of an early 90s bathroom. So clearly something was done sometime over the years. Overall, there is great space around the home with a good living area and a very cosy feel.
OUSTSIDE
The 809sqm block is easily accessed with substantial space along the right-side of the property. Providing access to the rear where you will find a shed, beautiful green grass and loads of space for whatever you want to use it for.
WHERE IT IS
With such a beautiful leafy position, you would be forgiven for thinking this is out somewhere in the bush. Which it kind of is, but it kind of isn't… It's suburbia but a beautiful part of it. The Kelmscott Hills are loved for this very reason. The bushland is right across the road with paths and tracks that will take you for miles and miles up into the hills and you are surrounded by the peace and tranquility of this protected reserve, but you're also just a moment away from public transport offering easy access to the public town-centre with all of its tremendous amenities. From here you can easily walk to Friar Park, offering acres and acres of high-quality parkland and sporting fields, basketball courts and cricket nets. You can walk a little further to great coffee and food at the Pink Deli Café or in and out of town to the shopping centre. It's so pretty and so convenient.

Kelmscott is a mixed-use residential, industrial, rural and commercial suburb located 25 kilometres southeast of Perth. The suburb was one of the very early towns established in the Swan River Colony and was named after Kelmscott, Oxfordshire, the birthplace of the first Anglican clergyman in the colony, Thomas Hobbes Scott (1783–1860). Established in 1830, Kelmscott's most rapid growth period was in the 1960s and 1970s.
Though close to the lively Armadale City Centre, Kelmscott is a quiet suburb nestled among the numerous parks and reserves that pepper its landscape. The Kelmscott Town Centre is the main commercial sector with the Kelmscott Plaza and Stargate Kelmscott Shopping Centre all located here. There is also a railway station and four local schools in Kelmscott.
