Set in a beautiful little cul-de-sac street this beautifully presented four-bedroom, two-bathroom family home is the perfect place for anyone who wants all the benefits of living in the hills, and a comfortable, well-designed home. Set on a 1,001 sqm block, this is an exceptionally comfortable home at a remarkably affordable price. Positioned to allow great use of the entire block the home is super functional, but check out the floor plan to see that for yourself.
INSIDE
The kitchen is in the middle of it all and overlooks the main living area. This is one of those practical family room/meals/hangout areas that every household needs. It's a great space with tremendous practicality for everyday use. At the front of the home is the formal lounge, another large area that offers versatile functionality. This is adjacent to the master bedroom, which makes it a great parents' retreat or continuing its purpose as a living area.
The master bedroom is positioned at the front of the home and is a really great design, it has plenty of space for larger furniture styles as well as walk-in robe and a modern ensuite bathroom. The secondary bedrooms are down a passage at the other end of the house, this can be closed off from the living area making it ideal for younger kids or teenagers who dare not be disturbed in their thirteen-hour sleep cycle. These rooms are all of a good size and two of them feature a built-in robe recess. The main bathroom is a good size and well-designed. It's quite original but is very neat, clean and tidy.
OUTSIDE
The patio is adjacent to the main living area creating an excellent indoor/ outdoor living space. It overlooks the garden and has some beautifully established plants that set a lovely green backdrop for this very important part of the property. There is potential side access from the front to the rear, however you will need to lose the highly productive grapefruit tree to access it. But according to my research only 12% of people like grapefruit, so that's probably no big deal. At the back of the house is the main garden area. It's a great space with so many options as to how best to enjoy almost a quarter acre of land.
WHERE IT IS
This beautiful quiet cul-de-sac is one of the best-kept secrets in the area. If anyone comes down this street their either local or lost so you can be confident that it is a lovely, slow-paced place to call home. It's within walking distance to fantastic schools including Kelmscott Primary School and Good Shepherd Primary School, it's also nearby the lovely Rushton Park with all of its great facilities on the banks of the Canning River. It's also just minutes away from cafes, shops, gyms, and more!

Kelmscott is a mixed-use residential, industrial, rural and commercial suburb located 25 kilometres southeast of Perth. The suburb was one of the very early towns established in the Swan River Colony and was named after Kelmscott, Oxfordshire, the birthplace of the first Anglican clergyman in the colony, Thomas Hobbes Scott (1783–1860). Established in 1830, Kelmscott's most rapid growth period was in the 1960s and 1970s.
Though close to the lively Armadale City Centre, Kelmscott is a quiet suburb nestled among the numerous parks and reserves that pepper its landscape. The Kelmscott Town Centre is the main commercial sector with the Kelmscott Plaza and Stargate Kelmscott Shopping Centre all located here.
