Make your dreams come true

This is a home where you can live your dream - whatever that may be.
It was originally built for a gentleman whose dream was to have purpose-built space to restore cars
and house his collection. The current owner dreamed of having room to breathe and fell in love with
the home on 2,143sqm in a quiet neighbourhood.
Now it's time for someone else's dream to come true, so let's talk about the opportunities on offer.
Firstly, it's a property with presence. With its high, white plastered fences and arched gateway, it
feels like a Spanish hacienda. It's a peaceful, private haven full of charm and places to explore.
If, like the current owner, you're seeking wide open spaces, you'll love the extensive gardens.
There's a cool cubby house for the kids, a pond, lush lawn and mature trees - you'll enjoy all the
beauty of nature in your own backyard.
Wander past the cubby house to the 'zen' garden, a secluded spot where you can spend quiet time
gathering your thoughts or chatting with mates around the firepit.
And there's room to add a pool, if that's your dream.
If you love to entertain, there are plenty of options. Gather the family together for Christmas and set
out the tables in the huge gabled patio that runs across the back of the house. Put up some festoon
lights in the fenced front courtyard and enjoy a few drinks with friends on a summer evening with
the stars above you. Or go big and use the huge 'parking' area behind the wrough-iron gate for large
celebrations. You can use the workshop and studio as well - and, as a benefit, guests won't have to
go to the house to use the bathroom, there's one in the studio, along with a kitchenette!
Or you can follow in the original owner's footsteps and pursue your passion - whether it's cars,
artistic endeavours or running a business from home, the studio and workshop can be adapted to
suit your purposes.
But that's not all. Outside there is also a carport/patio and two adjoining rooms - teenage retreat,
kids' activity room, hobby space, small business - you're only limited by your imagination.
And to wrap things up, if you love the great outdoors and want to explore WA's beautiful bushland,
you've got Lesmurdie Falls, the national park and walk trails on your doorstep
The home has plenty of space too.
There's a large living room, with split-system airconditioning; dining room with wood-fired heater;
and kitchen with plenty of storage, pantry, tiled splashbacks, oven, electric cooktop, dishwasher and
garden views.

A games room at the front of the home has a door to the courtyard and was recently used as a
bedroom.
The owners had planned a laundry renovation, and all the materials are on site if you wish to
continue with their plan.
There are three generously-sized bedrooms at the back of the house. One has split-system
airconditioning and a walk-in robe. The two other bedrooms have built-in robes and ceiling fans.
The central bathroom has floor-to-ceiling tiling, bath/shower, vanity unit and skylight. The toilet is
separate.
The home is charming and epitomises the era it was built it. It's delightful as is but can also be
upgraded if you dream of something more modern.
And finally, the property is minutes from Falls Road Primary School, St Brigid's College, Mazenod
College, Lesmurdie Senior High School and Kalamunda Christian College. There is easy access to
shops in Lesmurdie, Kalamunda and Forrestfield.

Lesmurdie overview

Like Kalamunda, the development of the "Lesmurdie" area is closely tied to the exploitation of the Jarrah forest in the region by the Canning Jarrah Timber Company Ltd. In 1897, Mr Archibald Sanderson, a Perth journalist commenced the acquisition of a number of these properties, with a view to building up a "rural retreat" and he named his property "Lesmurdie". Lesmurdie Cottage was a shooting-box in Banffshire, Scotland, near Dufftown and was let to Mr Sanderson's father for shooting. It was in memory of this cottage that Sanderson applied the name to his property.
