A LITTLE IMAGINATION CAN PAY BIG DIVIDENDS

This character Guilderton cottage was built over 50 years ago and reflects a by gone era when life was simpler and there was time to enjoy the laid-back lifestyle that Guilderton offered then and is very similar today.

The brick and concrete pillar structure underpins the foundations of this home that has stood the testimony of time and providing a solid well engineered platform for the existing timber framed home to be offered for sale with the confidence that it will be there in many years to come.

There is a full-length above ground rear timber deck that could be extended to create an additional alfresco entertaining area. Inspection of the property will confirm the solid Jarrah floors throughout, the wood burning Metters Oven, the solid door frames and an array of bathroom fittings in colours and materials you may not have seen for years! Gas bottles and an electric HWS storage system are on site. A full Electrical inspection of the property has been completed so smoke detectors and RCD safety switches are all compliant.

This charming 3-bedroom one bathroom holiday home has been in the same family for over 25 years with its informal living area, meals and small but practical kitchen with ocean views but is time to find a new owner that can continue to enjoy this great position in the centre of Guilderton. Close to the renown Guilderton Country Club, beach, and river access. This property presents very well but buyers may wish to complete their own renovations and upgrading but it has lots of potential to fully utilise this elevated 943sqm block that still has ocean views to the west.

There is a substantial standalone double garage with rear workshop to the left-hand side of the property, a secondary small garage or store area is also available and accessed from the rear of the home.

This property has been realistically priced to sell quickly and to meet the high buyer demand in Guilderton.

Guilderton overview

The townsite of Guilderton is located on the coast at the mouth of the Moore River, 94 kilometres north of Perth. It was gazetted a townsite in 1951, but has been used as a camping and holiday place since around 1905 when residents of Gingin petitioned the Lands Department for the creation of a road to the place and a camping reserve. A reserve for a picnic ground was declared in 1907, and the area soon became popular for camping and picnicking In the 1940s public demand for permanent camping sites led to the government deciding to declare a townsite, and seeking a name for the area, which up until then had been locally referred to as "Moore River".

A number of names were considered, the preferred name of "Guilderton" being suggested by Mrs Henrietta Drake-Brockman. The name links the town with the wreck of the Dutch ship "Gilt Dragon" near here in 1656, and the loss of thousands of Guilders it was carrying. Dutch coins and relics of the wreck have been found near the mouth of the Moore River.
