Architectural Sanctuary Close to the Margaret River

This beautiful and well-thought property draws together elements that truly reflect Margaret River style. An architecturally designed residence with a fantastic spacious fully equipped studio forms an impressive and unique haven which is truly stunning.

Located 3 minutes walk to the picturesque Margaret River foreshore, and walk trails and 540ha of pristine National Park the residence, architect-designed by John Pott and built in 2012 by local boutique company Paradigm, features marri hardwood floors, rammed earth and extensive north-facing glass overlooking lush, private gardens. This beautiful home is enhanced by its well-crafted surrounds including hot-mix driveways, a powered shed big enough for a boat or caravan, and an ancillary dwelling for extra guests, home office, or added income.

From the moment you pull into the property, sitting just a few hundred meters above the Margaret River, you'll feel yourself relax and smile. A decked entry welcomes you to a home that is a cut above the rest thanks to the owners' quest to build a residence for the long term. It's with reluctance that they are relocating, but it provides an opportunity for a fortunate buyer to inherit a property that has had everything thought of and delivered.

There is style everywhere you turn, from the classic, spacious bathrooms to the epic kitchen holding centre stage in a wonderous living room warmed by a French wood heater. The rammed earth wall along the western front of the home has a natural warmth and beauty and connects the home to the natural environment. Another rammed earth wall acts as the spine of the home and provides aesthetic appeal as well as thermal mass, which helps maintain a comfortable stable internal temperature throughout the year.

The final element completing this perfect property is the expanisve ancillary dwelling tucked away at the rear - featuring a lovely bathroom and a kitchenette, this extra space provides various options for accommodating extended family, renting out to someone in need, or simply as a self-contained home office space.

The entire 2,068sqm of the property has been well-considered:

• The hot mix driveway affords clean and tidy access for guests to the front of the home, as well as up the side to the garage, shed, and ancillary dwelling at the rear
• Aggregate pathways allow for ease of movement around the home and yard
• Retained and established garden spaces are low-maintenance yet lush and inviting
• 6m x 8m shed at the rear has extra height for a boat or caravan, and excellent workshop space with water and power

Located a 3-minute walk to the Margaret River foreshore and walk trails, and an easy ride to the main street cafes and galleries, this home offers buyers the down south lifestyle we all dream of.

Margaret River overview

The townsite of Margaret River is located in the south west agricultural area, 277 kilometres south southwest of Perth and 48 kilometres south southwest of Busselton. It is located on the Margaret River from which it derives its name. The precise origin of the naming of the river is not known, but it was possibly named by John Bussell in honour of Margaret Wyche, a friend in England who was expected to follow the Bussell's to Australia. The name is first shown on a map of the region published in 1839.

In 1910 the Margaret River Progress Association wrote to the Minister for Lands requesting a townsite be declared at "the Upper Margaret Bridge". The reason given was that "the district is likely to be dotted with public buildings several miles apart in the near future if a townsite is not made available shortly". The District Surveyor who inspected the area preferred an area near the lower bridge on Caves Road, but this land was not available. Lots were surveyed in 1912, and the Townsite of Margaret River gazetted in 1913. In 1918 the name of the townsite was changed to "Margaret", but it was changed back to Margaret River in 1927, due to local usage of the name always being Margaret River.
