Sophisticated Waterfront Living in the Heart of Augusta

Sitting pretty and proudly above the spectacular Hardy Inlet and glistening Indian Ocean waters, this architecturally-designed and craftsman-built beauty is more than just a home- it's a front row seat to Augusta's finest natural wonders.

Whether you're an early-riser chasing sunrise magic or a sunset connoisseur sipping wine with a view, this tri-level stunner well and truly delivers. Just a short, leisurely stroll from the town centre (perfect for impromptu coffee runs or last-minute bakery dashes) and only 500 metres to the foreshore, you'll have instant access to cafes, shops and all the water-based fun you can handle.

Now, let's talk design. Future-proofed with a lift space ready to go, the residence's upper
level is where the action happens - think open-plan living, a sleek kitchen and alfresco dining, all soaking in those unbeatable, never-to-be-built-out vistas. The mid-level is your private retreat, home to the sublime master-bedroom suite, while the lower level offers three more bedrooms plus a flexible space that could be a studio, office or even a fifth bedroom - because let's be honest, guests will find any excuse to stay.

High-end finishes, top-tier appliances and a decor palette that mirrors the shimmering
blues and greens of the ocean make this sensational abode as stylish as it is comfortable.
Practical perks? Oh, there are plenty! A double lock-up garage at basement level, ample
under-croft storage (ideal for kayaks, fishing gear or secret wine collections), a fully fenced, ultra-low-maintenance yard and a multi-purpose outbuilding - the ideal study, home office or art-and-craft space, separate from the house itself. Got a boat or trailer? No worries-there's plenty of space to park your toys on the south side.

In terms of location, Augusta Primary School and lush green parks are only walking
distance away, with Augusta Airport, glorious beaches, shopping and so much more all
only a stone's throw from your front door. Even the famous caves, wineries, restaurants
and everything great about our State's spectacular south-west region is around the corner, with direct access north to metropolitan Perth simply an added bonus. So, if waking up to breathtaking ocean views, being steps from the action and living in a home that's equal parts luxury and easy-care sounds like your vibe, it's time to make this Augusta gem all yours!

Augusta overview

The most south westerly town in the state, Augusta was named by Gov. Sir James Stirling in May 1830. Until 2003 it was thought the name honoured Princess Augusta Sophia, second daughter of King George III and Queen Charlotte. In 2003 the book "James Stirling - Admiral and Founding Governor of Western Australia" a letter by James Turner is referred to which states "a town is purposed to be built named Augusta, County of Sussex, in compliment to the Duke". Princess Augusta Sophia died unmarried, and the "Duke" is most likely the Duke of Sussex, Augustus Frederick (Hanover), the 6th son of George III. He married Lady Augusta Murray in 1793, but the marriage was deemed a violation of the Royal Marriage Act, and was declared null and void in 1794. Lady Augusta Murray is most likely the person after whom Augusta is named.

Life in Augusta

Augusta is a town on the south west coast of WA and was predominately a tourist town up until the late 1990s when many people chose to retired to the region. The town is known for its major attractions such as Cape Leeuwin "where two oceans meet" and its impressive lighthouse. Augusta is dependent on professional fishing, timber and tourism. There is a local shopping centre in the area and two primary schools - Augusta Primary School and Karridale Primary School, with the closest secondary school Margaret River Senior High School.
