4 x 2 PLUS Study PLUS Theatre!

Built in 2012, this quality-built home stands out from the majority of four bedroom homes in Lakeside due to it having the extra bonuses of a study and a theatre/media room! Featuring quality finishes throughout and a practical and spacious layout, this home is sure to impress.

The main living space of the home offers a stylish modern kitchen, with carefully thought-out specifications that have not dated in any way and quite simply could have been chosen today, with gloss white cupboard doors, stainless steel handles, subway tile splashback and the glass cooktop creating an almost seamless finish, whilst also not sacrificing on the practical aspect - there is an abundance of storage including overhead cupboards, under bench drawers and a corner pantry, the large island bench features a recess for the breakfast bar stools.

Cleverly designed this home has a few little extras including the recessed wall in the main living area complete with overhead downlights, and custom built entertainment unit with heaps of storage. The home offers the best of both worlds - open plan living plus the addition of the media room, ideal for a gaming room, home theatre set up or toy room. There is also a home office with sink/vanity unit with sliding door access to outside - ideal for home based business or guest room.

The master suite is impressive with a parents retreat area, large walk in robe fitted out to provide shelving and hanging space and the quality continues in the ensuite which offers a large double vanity and double sized shower recess. The remaining bedrooms also offer quality built in robes with shelving and hanging space soft carpet and all bedrooms have split system air conditioning and ceiling fans for year round comfort. The main bathroom offers a shower recess, vanity and bath. The laundry is above average in size and again, offering an abundence of storage including under bench cupboards aswell as overheads.

This executive style home offers an investor a premium home that stands out from the rest, which again benefits when it comes to selling down the track as the home is attractive to investors or home buyers looking for their family dream home with extra space that many of the homes in Lakeside simply don't have. The current GROH lease runs to April 2025 and is currently returning $930 per week, opportunity to secure longer lease for investor buyer.

Kununurra overview

The townsite of Kununurra is located in the Kimberley region in the extreme northeast of the state, 3214 kilometres from Perth. When the Ord River Irrigation scheme was being planned in the 1950s a townsite was included in the proposed development. Amongst other submissions of Aboriginal names put forward for the new townsite being created in the vicinity of the Ord River Dam was "Cununurra", said to mean "black soil" and to be the Aboriginal name for the Ord River according to Mary Durack. A Mr. Lewis of the Public Works Department reported that a soil survey undertaken in 1954 had disclosed that 99 per cent of the land to be irrigated from the dam was composed of "cununurra clay". This name was not favoured by the Postmaster-General's Department because of its similarity to place names in Queensland, New South Wales and South Australia. However, to compromise, that department suggested adopting the spelling, "Kununurra", this version being approved in March 1960. The townsite was gazetted in 1961.
