Rich in history, the residence was originally built for the Commonwealth Attorney General, Walter Maxwell Nairn in 1918 and formally named “Naini Tal”, after his wife’s birthplace. The home was later purchased by the Order of the Servants of Mary in the 1970’s and occupied by the sisters. The late Saint Mother Teresa visited the home in 1981 and Naini Tal was both a residence and a place of prayer until 1990.

In transforming this Federation home, the design brief to the architect called for creating a home that had generous spaces, using only the best and most durable materials. It was important for the family to keep the original intent of the existing house and create an extension that felt timeless. Unassuming from the street, the design deliberately maintains the visual presence of the character cottage whilst keeping the extension hidden from plain sight. Recognised for its significance, the City of Stirling awarded the home with a Commendation for Heritage built form.

A wonderful sense of scale is created as the two structures merge together. A play of light through full height windows and a double height void casts abundant natural light between the spaces and alludes to an impressive and expansive home to the rear as you walk through the corridor. Complementary yet contrasting aesthetics between the old and the new work seamlessly, creating a cohesive design from start to finish.

The lighting design was a critical part of the process from inception of the concept to completion. Architectural features are highlighted at every key moment, whilst living, entertaining and transitional areas are beautifully lit, creating an ambience that is warm and inviting, internally and externally. Kreon, Artemide and IGuzzini lighting fixtures are featured and include LED lamps internally and externally. As a result, the residence took out a Commendation Award at the Australian Institute of Architecture (WA) Awards for lighting design.

The highest quality materials were selected to ensure durability and a home that stood the test of time. Constructed from a combination of concrete, steel, brick and terracotta tiles, this is a residence that is both solid and substantial in structure.

A supremely liveable home, the living spaces are large, light and bright. Internal and external areas interact well with each other - evidence that great thought and care went into the architectural planning of the home.

With multiple living areas and places to congregate and relax, each living space was designed to have a vantage point to the outdoors whilst taking in the city views in the distance.

The lower ground family room provides a generous area for the whole family with access to the temperature controlled wine cellar, alfresco and pool terrace, whilst the upper living area provides a spacious yet more intimate experience complete with gas fireplace and which connects you to the upper balcony. A sitting area off the kitchen creates a break away spot to enjoy your morning coffee or evening wine, whilst taking in the view of the city lights as they come to life.

The kitchen features stone benchtops, Miele induction cooktop and dishwasher, a NEFF oven, a large central island for casual interactions whilst cooking and a desk nook for convenience. Partition style storage separating the kitchen from the dining area is built-in, as well as an extra storage nook and drawers for those daily ancillary items.

Outside, a large steel staircase provides a striking feature to the rear of the home, whilst providing easy access between levels without having to go inside, making entertaining and moving between areas effortless. With no shortage of outside zones to enjoy, a large solar heated pool and terrace enjoys city views whilst being surrounded by landscaped gardens, and a gazebo with a built-in gas fireplace provides an excellent place to enjoy a cosy drink with friends. A built-in BeefEater barbeque and bar sets the stage for parties at home, and the large traditional wrap-around verandah lends itself to quiet nights on the porch listening to the sounds of the water features in the landscaped front garden.

The main suite impresses with beautiful views, pendant lights, a sitting area, a large walk-in robe, a feature steel post which acts as a television mount and a private balcony with views of the pool and the city. A luxurious ensuite with separate bath, a walk-in shower and floating vanity provides an elegant and contemporary aesthetic. Secondary bedrooms are spacious and all include built-in robes and blinds. A separate home office with access off the side verandah ensures working from home is easy.
