Easy Living Home

This well finished modern home was built in 2015 in a quiet suburb which is within easy walking distance of the town centre.

This is a comfortable home to live in with a large combined open plan living, dinning and kitchen area with plenty of natural light. Excellent outdoor area with an inviting timber deck and BBQ area with close access from the kitchen. The double garage blends into this space and creates privacy and wind protection.

The 3 bedrooms and 2 bathrooms are separated from the living area which provides privacy from the activities in the living area. The bedrooms are all a large size with a walk-in robe and ensuite in the master bedroom and built in robes in the remaining two bedrooms.

Now let’s go outside. The back yard is fully enclosed providing privacy, security and an ideal grassed area for children or animals to play. The Double gates provide plenty of room to reverse caravans or boats through to a high section of the shed specifically made for this purpose. Alongside is a lockup workshop with power. Some of the shelving can stay if desired by the buyer.

The rear of the yard is well planned and finished with raised garden beds, greenhouse, chook run, wood storage area and garden shed.

Don’t forget, there is a double garage with an automatic door. The garage is lined with feature timber and has extra space that could be used as a home gym.

This easy living home would suit a range of buyers. The home is in a quiet suburb close to facilities with the added advantage of the walk tracks nearby. The home has been well priced to attract buyers in today’s market.

Augusta overview

The most south westerly town in the state, Augusta was named by Gov. Sir James Stirling in May 1830. Until 2003 it was thought the name honoured Princess Augusta Sophia, second daughter of King George III and Queen Charlotte. In 2003 the book "James Stirling - Admiral and Founding Governor of Western Australia" a letter by James Turner is referred to which states "a town is purposed to be built named Augusta, County of Sussex, in compliment to the Duke". Princess Augusta Sophia died unmarried, and the "Duke" is most likely the Duke of Sussex, Augustus Frederick (Hanover), the 6th son of George III. He married Lady Augusta Murray in 1793, but the marriage was deemed a violation of the Royal Marriage Act, and was declared null and void in 1794. Lady Augusta Murray is most likely the person after whom Augusta is named.

Life in Augusta

Augusta is a town on the south west coast of WA and was predominately a tourist town up until the late 1990s when many people chose to retired to the region. The town is known for its major attractions such as Cape Leeuwin "where two oceans meet" and its impressive lighthouse. Augusta is dependent on professional fishing, timber and tourism. There is a local shopping centre in the area and two primary schools - Augusta Primary School and Karridale Primary School, with the closest secondary school Margaret River Senior High School.
