ITS UNDER OFFER !

ANOTHER HOME SOLD FOR A GREAT PRICE WITHIN A WEEK.

I LOVE houses like this as this is exactly why you come to the hills. Homes that are so full of character and that properly utilise the beautiful land that they are built on. This is one of those. It is a very large, family sized home with pitched ceilings, big, big rooms, large windows with views over your land, 2 wood heaters and textured walls. It literally exudes warmth, charm and country living all at the same time.

Built in '75, this has retained a lot of its original character but has been modernized in just the right way. Floor-plan wise, you are not short of space. There are 5 bedrooms and TWO of those are master suites with en-suites. And you also get another full bathroom making 3 in total. This is because the original house was cleverly extended to add a superb master suite area that is completely separated from the rest of the home. This has its own living area, a wood fire, air conditioner and sunken master bedroom with en-suite complete with spa. It even has its own water heater up this end.

The living areas are simply standout - they are so big and open and they make it feel like a place where everyone can gather and sit and talk but still have space to spare. All of the living area have a wonderful outlook to the rear over the lovely in-ground pool and gardens too.

The kitchen is your good old fashioned country style kitchen with dishwasher and heaps of cupboards. While this could use an update - possibly - you could also modernise what is there quite easily. As it is, it will work perfectly well for you now and until you are ready to update it.

Past this, there is a separate bedroom wing for the kids and this is the wing that contains the original masters suite. The only issue I can see you having is who gets the big one!

Outside is a half acre of garden paradise. Its not a landscaped flat block - but this isn't suburbia! Rather it has interesting tiers and lots of levels at the center of which is the pool. Its a clever landscaping design and if you go exploring you will find an exceptional chook enclosure, two outdoor entertaining areas that are fenced off from the pool for safety and a parents private al-fresco off the new main bedroom. There are large trees, fruit trees and ornamental's and it feels like the sort of garden where you are going to spend a LOT of quality time and its quiet too.

Finally, there is a double garage and parking for the whole family and room for a large workshop with ample side access to the rear.

Finally, the roof on this house is a good old Clay roof, so you just have to pressure clean it to bring it back to new and that is the first thing you might do. But it has all been re pointed and gutters replaced in the not too distant past, so fundamentally this looks to be a very sound, very good home that will undoubtedly be a great place to call home for many years to come.

To see this family property with the lot, give me a call and lets take a tour. I prefer to show houses like this one on one so you have time to absorb it - so give me a call and lets see it together at a time that suits you. Call me, exclusive listing Rep Andrew Fisher on 0403 675 737 today.

Lesmurdie overview

Like Kalamunda, the development of the "Lesmurdie" area is closely tied to the exploitation of the Jarrah forest in the region by the Canning Jarrah Timber Company Ltd. In 1897, Mr Archibald Sanderson, a Perth journalist commenced the acquisition of a number of these properties, with a view to building up a "rural retreat" and he named his property "Lesmurdie". Lesmurdie Cottage was a shooting-box in Banffshire, Scotland, near Dufftown and was let to Mr Sanderson's father for shooting. It was in memory of this cottage that Sanderson applied the name to his property.
