This property is a developer's smorgasbord of potential! Zoned R25/40 and currently tenanted with tenants who are willing to stay, you could be earning rent while you decide which of the following great scenarios suit you best
Option 1) Retain and build. You can retain the existing home, and create a brand new block of land behind to either build on or sell to somebody else.
Option 2) Two unit site - demolish the home to create two side by side green title blocks, both with direct street access
Option 3) Three unit site! - unlock the R40 zoning and create 3 new properties!
Option 4) Two storey apartment development. This is a really cool option for the future - although you could do it now, it might be better to hold and do it
in a few years when apartment living is more normalised in the Forrestfield area. If you need more info on how this could work we're happy to discuss.
And all these incredibly exciting sceanarios aside - this property could also make the perfect first home. With a big back yard, side access, and in growing suburb and close to the Lesmurdie Falls, Hartfield Park, Farmer Jacks and Forrestfield Primary School.
The location is cool, the home is lovely, the options are sensational - so what are you waiting for!?

Forrestfield is a suburb of the City of kalamunda and is 15 kilometres of the south-east of Perth. Local folklore suggests that the name comes from Charles Hale who settled here in 1902 and planted a crop amongst the trees. A neighbour referred to him wanting a forest and a field at the same time and the name was later applied to the area. A Forrest Field Progress Association was formed as early as 1927 and the name is shown on plans as Forrestfield for 1944.
Forrestfield is home to the Hartfield Park Recreation Centre which includes an indoor stadium for various sports, an 18-hole golf course, equestrian centre, nature park and lake. The main shopping centre known as the 'Forrestfield Forum and Marketplace' is home to 52 stores. There are a range of other retail establishments scattered throughout the area.
There are also a range of primary and secondary schools in the area and construction is currently underway on the Forrestfield-Airport Link which is scheduled to open in 2021 and will connect Perth Airport with the city. A Forrestfield train station is included in this development.
