If you're shopping on a budget in the Kalamunda Hills you'll be aware that it's hard to find anything that is ready to live in. This 4 bedroom, 2 bathroom home is the perfect opportunity to break into the market whilst being able to move in and enjoy straight away. Although technically a duplex property, the internal space, high ceilings and architectural design of this property means it rivals many of the $1,000,000 homes for size and flexibility. The 739sqm (approx) block is also perfect for those looking for space but not wanting to be full time gardeners.
I know this property will appeal to the following buyers:
? Hills downsizers who need to get rid of the ½ acre family home but are not quite ready for the retirement villas yet.
? First home buyers looking to get their foot in the door in the hills but are sick of seeing tired homes in this price range.
? Young families who want to get their kids into a hills school, don't have time to renovate and have a limited budget.
Some of the wonderful features of this home include:
? 4 Living areas including family room, dining room, games room and lounge
? Renovated Kitchen with 900mm appliances, stone benchtops and heaps of cupboard space
? The best outdoor entertaining area you could hope for including amazing tiling, gabled patio, built in BBQ recess with gas connection and awesome stainless steel water feature
? Ducted and split system air conditioning
? Ornate ceilings and quality finishing throughout
? Polished bamboo floating flooring
? 3 Double bedrooms with built-in robes and a 4th kids bed or study
? Renovated bathroom with frameless shower screens, bathtub and feature tiling
? Great sized laundry with big walk-in linen and separate toilet from bathroom
? Ample 739sqm approx. block with low maintenance gardens and limestone landscaping
? Exposed aggregate driveway and rendered house add that real touch of class
? Front fenced and landscaped courtyard (would make a great caravan or boat parking area also)
? Large lawn area for the kids and pets to enjoy and enough space for a pool
? Garden shed and chook pen
? Additional storeroom off the carport
? Solar panels with 1.2kw capacity
? Only common wall is the patio wall
? Within the Lesmurdie / Walliston primary and Lesmurdie High school catchment area
? Walking distance to Kalamunda Christian School, St Brigids and shops
To purchase a home in the hills in this price range and still be able to WOW your friends is VERY rare so don't delay your inspection.

Track this property
Track propertyLike Kalamunda, the development of the "Lesmurdie" area is closely tied to the exploitation of the Jarrah forest in the region by the Canning Jarrah Timber Company Ltd. In 1897, Mr Archibald Sanderson, a Perth journalist commenced the acquisition of a number of these properties, with a view to building up a "rural retreat" and he named his property "Lesmurdie". Lesmurdie Cottage was a shooting-box in Banffshire, Scotland, near Dufftown and was let to Mr Sanderson's father for shooting. It was in memory of this cottage that Sanderson applied the name to his property.
The suburb has two shopping centres in the area including Lesmurdie Village on Sanderson Road and the Lesmurdie Road Shopping Centre on the corner of Rooth Rd and Lesmurdie Rd. There are three primary schools including Lesmurdie Primary School, Falls Road Primary School and St Brigid's, and also three high schools including Lesmurdie Senior High School, Mazenod College for boys and St Brigid's College for girls.
