On a quiet street in a beautiful suburb is a home ready for adventures. The opportunities at 10 Rosemount Terrace are endless and just need your families touch to bring them to life. A big, secure backyard is waiting to be filled with the laughter of raucous playtime from the imagination of children – a treasure hunt, hide and seek or a safari maybe? This relaxed family abode will welcome you in and make you feel right at home.
A modern galley kitchen with caesarstone benchtops and all Bosch appliances is a splendid space to spend time cooking together, even teaching your teen how to cook the favourite family recipe! Soft close cabinets and a big pantry with pull-out drawers means no slammed doors and plenty of space to store essentials. Off the kitchen is a multi-use room with access via timber framed French-style doors to a covered, paved alfresco area – summer and winter dining options, the choice is yours. Throughout the living areas are hard wearing bamboo floors, perfect for easy cleaning with young families (or teens!). A formal dining area and lounge at the front of the home comfortably fit everyone for cosy evenings gathered together in front of the TV in winter or open up to the alfresco during summer with two timber framed doubles doors opening to the alfresco.
The master bedroom features two separate walk-in wardrobes with classic archways, a vanity nook or adult retreat and an ensuite with neutral tiling and separate toilet. At the rear of the home are three other bedrooms all with built-in robes. Of the three, one room is double sized and features a gorgeous view of the mature cape lilac tree sheltering the yard – an enviable view in all seasons – whilst the other two bedrooms are single sized. A renovated modern family bathroom with double vanity and shower/bath combination will handle the morning rush, while a separate toilet keeps everyone happy.
This tightly held location offers residents a short walk to Sanderson Road Shopping Centre and local schools (Mazenod College, Lesmurdie Primary, Lesmurdie SHS).
Outside is where this property really shines – sitting on a half-acre, almost level block there is room to explore, build or garden to your hearts content. Established lemon, mandarin and loquat trees are the beginning of your urban orchard, with raised tin veggie beds ready to be overflowing with produce. A mature, well placed cape lilac tree provides shelter and beauty to play under, or just lay on the grass and watch the friendly visiting galahs and bandicoots. Two garden sheds are ready to store all your tools and toys, plus a single lock-up garage/workshop with roller door for projects. There is space to build cubby houses, granny flats, a full scale pirate ship… or all three! Bring your family, gather your ideas and move in – adventure awaits!

Like Kalamunda, the development of the "Lesmurdie" area is closely tied to the exploitation of the Jarrah forest in the region by the Canning Jarrah Timber Company Ltd. In 1897, Mr Archibald Sanderson, a Perth journalist commenced the acquisition of a number of these properties, with a view to building up a "rural retreat" and he named his property "Lesmurdie". Lesmurdie Cottage was a shooting-box in Banffshire, Scotland, near Dufftown and was let to Mr Sanderson's father for shooting. It was in memory of this cottage that Sanderson applied the name to his property.
The suburb has two shopping centres in the area including Lesmurdie Village on Sanderson Road and the Lesmurdie Road Shopping Centre on the corner of Rooth Rd and Lesmurdie Rd. There are three primary schools including Lesmurdie Primary School, Falls Road Primary School and St Brigid's, and also three high schools including Lesmurdie Senior High School, Mazenod College for boys and St Brigid's College for girls.
