Set on a sprawling half-acre (2,213sqm approx.) in a sought after location with majestic neighbouring bushland reserve, this fantastic 3/4 bedroom 2 bathroom haven of tranquillity is fit to bring up any family in and even boasts its own fully fenced, full-size synthetic-grass tennis court with flood lighting.

There are multiple entry points into the home via a wraparound front verandah - the perfect place to either entertain your guests or sit quietly while you are watching everyone else have a hit. Character slate flooring graces the front of the house where a family room with a burning pot-belly fireplace, verandah access and charming timber ceilings sits just off the cleverly-renewed kitchen and its sparkling Caesar Stone bench tops, a casual island meals/breakfast bar, views of the tennis-court green, classic pressed-tin splashbacks, an electric cooktop, a range hood, a Fisher and Paykel oven and a stainless-steel dishwasher of the same brand.

Doubling living options is a beautifully-tiled open-plan formal-lounge and dining room by the main slate entrance, complete with easy access into the kitchen, fireplace, verandah access, a splendid leafy aspect to look out to and plenty of space for relaxing and unwinding. All of the wet areas have been revamped to a quality modern standard, including a sleek ensuite bathroom with a shower, toilet and stone vanity that services the carpeted master-bedroom suite alongside, walk-in wardrobe and a picturesque vista of the rear yard and gardens.

The versatile study/fourth bedroom is tiled and can easily be converted into a bedroom if need be, while a pull-down ladder in the hallway provides access up to a huge attic space that is fully floored, powered and dustproof - making it ideal for long-term storage. Externally, there is ample driveway parking leading up to a double carport and remote-controlled double lock-up garage behind it - the latter enjoying the possibility of being converted into a games or "rumpus" room next to the tennis court and already playing host to a side lean-to storage area, as well as a large powered workshop for the budding tradesperson of the family to sink their teeth into.

A surprisingly-convenient lifestyle accompanies this unique parcel of real estate, with bus stops, lush Ray Owen Reserve sporting facilities, Mazenod College, Lesmurdie Primary School and the local Lesmurdie IGA supermarket on Sanderson Road only walking distance away and the likes of Lesmurdie Falls National Park, Lesmurdie Senior High School, St Brigid's College, Kalamunda Christian School, major arterial roads and the heart of Kalamunda's famous town centre all just a matter of minutes away in their own right. This private location is one that will both warm your heart - and soothe your senses - for many years to come!

Lesmurdie overview

Like Kalamunda, the development of the "Lesmurdie" area is closely tied to the exploitation of the Jarrah forest in the region by the Canning Jarrah Timber Company Ltd. In 1897, Mr Archibald Sanderson, a Perth journalist commenced the acquisition of a number of these properties, with a view to building up a "rural retreat" and he named his property "Lesmurdie". Lesmurdie Cottage was a shooting-box in Banffshire, Scotland, near Dufftown and was let to Mr Sanderson's father for shooting. It was in memory of this cottage that Sanderson applied the name to his property.
