THE CLASSIC "CLOSE TO TOWN AND BEACH QUINELLA"

Tastefully coordinated light limestone hue brick construction and a charcoal grey Colorbond roof with a bullnose front verandah tastefully set amidst Dunsborough's iconic peppermint trees. Attractive front verandah/portico entrance leads into a wide hallway to define this as a country rather than suburban style home.

With the rear of the house shaded by iconic peppermint trees the main open plan kitchen/ living/dining area has high ceilings and is beautifully light and cool. This area opens onto a wide (approx. 4m by 9m) covered rear patio and garden area perfectly set up for summer evening BBQ's. A reverse cycle air conditioner services this area.

Though open plan, there are three distinct areas, being a large dining area which easily accommodates an eight-seater dining table, a large lounge/TV area plus a more formal lounge area. The kitchen has a 1 bowl sink, stainless steel Omega dishwasher, white Simpson 600mm four burner gas hot plate, Westinghouse white 600mm electric oven and 600mm range hood. There is also a large corner pantry and a wide fridge recess. Light textured tiles throughout the living areas enhance the easy care and relaxed persona of this generous proportioned family home.

The outdoor areas are enhanced with extensive brick paving, built in brick garden beds and an established garden - everything in this house looks complete and relaxed.

With a separate lounge/theatre area plus a kid's activity room adjacent to the three minor bedrooms, living space is something this house has in abundance.

The master suite at the front of the house has a ceiling fan and incorporates an ensuite with shower recess, vanity and WC plus a large walk-in wardrobe.

Bedrooms two, three and four all have ceiling fans, built-in wardrobes and could all easily accommodate a queen size bed. The family bathroom has a shower recess, separate bath, vanity and a separate WC adjacent.

Other features include a laundry with trough, insulation, timber venetians, a three-door linen press/broom cupboard off the activity room, double garage, reticulation, 3m by 2m garden shed, solar hot water system and front verandah.

The prized 700sqm rectangular block is located on well drained sandy soils with a wide 21m frontage and a depth of 34m and located in a quiet cul-de-sac approx. 600m from the town centre, approx. 900m from the beach.

Potential exists for side access for boats or vans with minimal garden re-arranging. Being a genuinely easy walking distance to town, this area is increasingly attractive and this is further enhanced by being relatively close to the beach.

Dunsborough overview

The townsite of Dunsborough is located on the coast, 12 kilometres southeast of Cape Naturaliste and approximately 19 kilometres of Busselton. It was gazetted as a Townsite in 1879, but land for a townsite was set aside here in the late 1830's, and there is a recorded whale fishery at "Dunsbro" in 1850.

Dunsborough is located adjacent to Dunn Bay from which it derives its name. The bay is believed to have been named by Governor James Stirling , March 1830, whilst on the "Eagle" carrying out a survey of Geographe Bay. It is named after Captain Richard Dalling Dunn, under whom Stirling served on the "Hibernia"120 and the "Armide"38 in 1810-1811 (Stirling named a number of features in Western Australia after naval officers under whom he served or was associated with) When Dunsborough first appeared on a map in 1839 it was spelt "Dunnsbro" but the extra n appears to have disappeared by 1850, and the spelling of "bro" was amended to "borough"when the name was gazetted in 1879.
