Ultimate Combo!!
R25/60 Corner Block with 852 square metres to play with is yes - you guessed it - a developers dream. But putting that aside for the moment, let's talk about the home, because this is a super cool place even without the gold mine of development options at your fingertips!

This 3-bedroom, 1-bathroom home has a second shower in the laundry, so really it's a 3 x 1.5 (and only one extra toilet installation away from being a true 3x2)!
It is also surprisingly spacious for a home of this era (built circa 1972). There is a secure garage, which was super rare back when these properties were built, and also an excellent outdoor patio area too!

The location is AMAZINGLY close to a lot of great places, for instance:
• Forrestfield Primary School  260 metres
• Woodlupine Brook    152 metres
• Hawaiians Forrestfield   420 metres
• Your nearest bus stop    200 metres
• The Facilities at Hartfield Park  600 metres

But for the interested developer among you, what does R25/R60 mean? Well, the R25 on its own pretty much makes it a 2 unit site - however by unlocking the R60 your options open up considerably. You will need the approval of the City of Kalamunda, but being that it is a corner site they are much more likely to agree.

Utilizing the R60, with approval, could allow for an average block size of 150sqm, so it could be possible to create a 5 unit site. It might also be worth considering a 2 or 3 storey set of apartments. Or if you want to go a little more gentle, you might opt for a classic retain and build by creating a new block on the eastern side of the property with Hale rd access (by removing the patio) and thus retaining the existing corner block 3x1 and saving further development for a later day.
All of these delicious options will require approvals from the City of Kalamunda so we stress it is crucial to make your own enquiries.

But, either which way you approach it from, this is certainly one groovy property and worth pouncing on soon.

Forrestfield overview

Forrestfield is a suburb of the City of kalamunda and is 15 kilometres of the south-east of Perth. Local folklore suggests that the name comes from Charles Hale who settled here in 1902 and planted a crop amongst the trees. A neighbour referred to him wanting a forest and a field at the same time and the name was later applied to the area. A Forrest Field Progress Association was formed as early as 1927 and the name is shown on plans as Forrestfield for 1944.

Life in Forrestfield

Forrestfield is home to the Hartfield Park Recreation Centre which includes an indoor stadium for various sports, an 18-hole golf course, equestrian centre, nature park and lake. The main shopping centre known as the 'Forrestfield Forum and Marketplace' is home to 52 stores. There are a range of other retail establishments scattered throughout the area.

There are also a range of primary and secondary schools in the area and construction is currently underway on the  Forrestfield-Airport Link which is scheduled to open in 2021 and will connect Perth Airport with the city. A Forrestfield train station is included in this development.
