Elegant Margaret River Classic

Experience a timeless sense of style in this grand two storey home in an exclusive street alongside high spec display homes now owner occupied.

A luxurious yet relaxed atmosphere is enhanced by delightful gardens and direct access to parklands, creekline reserve and pathways to town - all combining to create an enviable lifestyle.

Feel instantly at ease in the light filled space, soak up the creature comforts, and start planning your adventures around the famous Margaret River Region from this brilliant base.

Numerous special features make this home truly distinctive - from the beautiful Tasmanian Oak floors on the lower level, to the raised ceilings throughout, and the classic white framed French doors and tall windows fitted with blinds to control light and privacy. The colour scheme throughout is timeless, including tasteful tiling and benchtops.

The striking entry hallway fills with light from the unique internal courtyard and creates an exceptional entrance to the home. The hallway guides you past the master suite and stairway to the second level (don't miss the under-stair storage), and through to the fabulous open plan living area. The clever kitchen has a large walk-in pantry/store, stylish and durable Corian benchtops, and includes a wide island with seating space that invites casual gatherings while connecting to the dining area and lounge beyond.

The living spaces evoke the Hamptons and French Provincial style with simplistic - yet elegant - comfort. Light and space abounds to provide a relaxed and timeless atmosphere. Comfortable all-year round, a split system air conditioner makes living even easier, and in winter enjoy cosying up by the Jetmaster fireplace.

The master bedroom downstairs features French doors opening to a deck that captures the morning sun, and overlooks a garden bordered by hedges and containing various Citrus and Lilly Pilly. A large walk through robe leads to the spacious bathroom with heat lamps, shower and toilet.

The second and third bedrooms upstairs are so generous in size they are more like suites, with space for additional furniture to create individual retreats. Both have extra wide triple sliding door robes, built-in benches, ceiling fans, roller blinds and share a bathroom. At the eastern end of the second storey there is also a good-sized study area with views out over the park.

Outdoor living is a breeze with the alfresco overlooking the fully fenced backyard that is beautifully presented and set up for low maintenance with reticulated lawn, garden beds, espaliered trees and grape vine. The automatic garage allows access to the home via the laundry, and a short hallway takes you to the kitchen past a powder room.

Built in 2009, and used only as a Sales Office, this is a rare opportunity to secure a high-quality build that boasts 248sqm internal living; 3 verandahs; exposed aggregate alfresco and pathways; internal courtyard; and 37sqm double auto door garage - all just 2km from the Main Street shops, bars and restaurants; the Recreation and Cultural Centres; and 11km to pristine beaches.

Open to negotiation, the Seller would like to lease back for up to 12 months at 5% of Sale Price (neg).

Margaret River overview

The townsite of Margaret River is located in the south west agricultural area, 277 kilometres south southwest of Perth and 48 kilometres south southwest of Busselton. It is located on the Margaret River from which it derives its name. The precise origin of the naming of the river is not known, but it was possibly named by John Bussell in honour of Margaret Wyche, a friend in England who was expected to follow the Bussell's to Australia. The name is first shown on a map of the region published in 1839.

In 1910 the Margaret River Progress Association wrote to the Minister for Lands requesting a townsite be declared at "the Upper Margaret Bridge". The reason given was that "the district is likely to be dotted with public buildings several miles apart in the near future if a townsite is not made available shortly". The District Surveyor who inspected the area preferred an area near the lower bridge on Caves Road, but this land was not available. Lots were surveyed in 1912, and the Townsite of Margaret River gazetted in 1913. In 1918 the name of the townsite was changed to "Margaret", but it was changed back to Margaret River in 1927, due to local usage of the name always being Margaret River.
